We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Christmas Valley neighborhood since 2003.
Christmas Valley Housing Values :
Home values this year to date are 2.3% higher ($8,250) than they were for all of 2010, but even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Christmas Valley home values are 42.3% lower ($192,250 off) than they were at our market high for Christmas Valley in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Christmas Valley median sold price is $85,250 higher, or 30.7% more than the median sold price of South Lake Tahoe neighborhoods combined ($277,500).

Christmas Valley Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Christmas Valley by year since 2003.
What we think was encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

Nestled along majestic mountains, Christmas Valley is one of our most desirable neighborhoods. There are about 600 homes here.
Christmas Valley is close to, but on the outskirts of town. South Lake Tahoe entertainment and shopping attractions are 10 minutes away.
Echo summit looms high above, making for terrific mountain views, stunning dawns and sunsets, both in our summer and winter seasons.
Open meadows, rock outcroppings, a wandering creek, and towering pines accent this wonderful neighborhood.
Christmas Valley has the feel of living in both a mountain and a western country setting. Horses can be found here.
Some Christmas Valley lots flank the U.S. forest service and wide open country. Hiking, snowshoeing, cross country skiing, mountain biking and many other invigorating Lake Tahoe outdoor activities can literally be out ones back door.
Homes generally range from the low $200,000’s to the $800,000’s.
The most affordable sale in the last 4 years was 2140 Cornelian, a bank owned property which sold for $204,900 in July of 2009. The highest sale was 2181 Pinwood, which sold for $775,000 in july 2008.

The Christmas Valley area in South Lake Tahoe is one of Tahoe's most secluded and desirable areas. Houses for sale in Christmas Valley range from small cabins, fixers, and foreclosures in the upper $200,000's to new large custom homes over $1,000,000.
Christmas Valley is about 10 minutes away from South Lake Tahoe and about 15 to 20 minutes from Heavenly Valley and the casinos. Christmas Valley is located south of Meyers along Luther Pass Road (Hwy 89) and the Upper Truckee River. The South Lake Tahoe mls divides Christmas Valley into 2
areas, Christmas Valley 1 and Christmas Valley 2. Christmas Valley 1 is basically the north side and is close to Hwy 50, and Christmas Valley 2 is the south end that parallels Hwy 89 and the river.
If you are looking for a quiet and secluded neighborhood away from the casinos and the lake, Christmas Valley is the perfect area. Many of the homes back National Forest land, have great mountain views, or even back the Upper Truckee River. The lots in Christmas Valley are generally larger than the average Tahoe lots, and average from 6,000 to 10,000 square feet, and some are larger. Spectacular mountain views of Echo Summit and surrounding mountains are very common in Christmas Valley.
Christmas Valley does get quite a bit more snow than areas right next to the lake. I have heard anywhere from 20% to 50% more snow falls in Christmas Valley. It must be either the snow or some of the street names (Blitzen Road , Santa Clause Drive, St. Nick Way, Reindeer Way, Elf Lane) where Christmas Valley got its name!
