South Lake Tahoe neighborhood home values: Country Club Estates, prices up 13.3% over last year, 20.7% off Country Club Estates market high of 2005.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Country Club Estates neighborhood since 2005.

Country Club Estates Housing Values :
Home values this year to date are 13.3% higher ($57,000) than they were for all of 2010. This is based on only 7 homes sold. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Country Club Estates home values are 20.7% lower ($114,000 off) than they were at our market high for Country Club Estates in 2008.

Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Country Club Estates median sold price is $207,500 higher, or 74.8% more than the median sold price of South Lake Tahoe neighborhoods combined ($277,500).

The chart above indicates housing demand, or the number of homes sold in Country Club Estates by year since 2005.

What we think was encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

Country Club Estates, South Lake Tahoe, CA: Final 2010 Real Estate Homes for Sale Activity.

Country Club Estates is a hillside area of less than 600 homes. It is among the top three of South Lake Tahoe’s most desirable residential neighborhoods.

Set amid towering pines, Country Club estates offers some homes with expansive views, snow capped mountains and glorious western facing sunsets. And some homes have distant views of the seldom used runway of the South Lake Tahoe airfield.

Traditionally Country Club Estates has been considered an upper-mid market neighborhood. In the current real estate climate, however, a few homes can be found in this coveted neighborhood in the $300,000 range, and even rarer than that, a few choices appear in the $200,000’s as well.

At present there are two listings in Country Club Estates that are priced in this rare and attractive under $300,000 price point. There were four 2010 Country Club Estates home sold under $300,000 as well.

Mostly though prices are over $400,000, and presently half of all Country Club Estates listings are over $600,000.

The lowest sale here in the last three years was $206,000, a bank owned property sold in 2010 (1545 Tionontati St.), and the highest sale was $1,150,000 in 2008 (1890 Meadow Vale Dr.).

The Country Club Estates/ Elks Club area has some of the nicest and largest houses for sale in South Lake Tahoe. The Country Club Estates area had the fourth highest median home sales in South Lake Tahoe in 2008. Only the Tahoe Keys, Heavenly Valley, and Montgomery Estates areas were higher.

Although there are many newer large homes in the Country Club Estates area, there are also smaller and older re-sale homes available. Houses currently on the South Lake Tahoe mls range from a bank owned 3 bedroom foreclosure listed for $264,900, to a newer custom home for $1,649,000.

The Country Club Estates area is in a great location because it is only a few minutes from the Y, but it has a secluded county feeling. Being in Country Club Estates makes you feel like you are in the mountains. The homes are nestled around the towering pine trees on sloping lots. The area also has easy access from both Pioneer Trail and Hwy 50.

Due its location on the sloping hill, many of the homes in Country Club Estates have mountain views, and some homes even overlook the Lake Tahoe Golf Course. It is also common to find homes that either neighbor a National Forest lot, or even back National Forest land.

In 2008 there were 11 houses that sold in the Country Club Estates area, the statistics for the sold homes are as follows:

• Average price per square foot was $258 (15% less than 2007 which was $303)
• Average sales price was $636,082 (1% more than $630,737 in 2007)
• Median sales price was $649,900 ( 13% more than $565,000 in 2007)
• Average listing price was $674,855 ( 2% more than $663,586 in 2007)
• Average days on the market was 152 (up from 130 in 2007)
• Average square footage was 2541 sf. (2163 in 2007)
• Median square footage was 2427 sf. (1853 in 2007)
• Two of the 11 houses that sold were bank owned foreclosures

Currently there are 17 houses for sale in the Country Club Estates area listed on the South Lake Tahoe mls. Two of the listings are currently in escrow, and there are two foreclosures for sale. The median list price is $509,000 and the median days on the market is 187. Here is a list of the current houses for sale in Country Club Estates.
