South Lake Tahoe neighborhood home values: Heavenly Valley, prices off 12.3% over last year, 51.5% off Heavenly Valley market high of 2008.
We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Heavenly Valley neighborhood since 2003.
Heavenly Valley Housing Values :
Home values this year to date are 12.3% lower ($55,863) than they were for all of 2010, and even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Heavenly Valley home values are 50.5% lower ($334,063 off) than they were at the market high for Heavenly Valley in 2008.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Heavenly Valley median sold price is $120,938 higher, or 43.6% above the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This is a usual market fact when comparing a higher-end neighborhood like Heavenly Valley with the market at large.
Heavenly Valley Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Heavenly Valley by year since 2003. Note that only 4 homes have sold to date this year, or 21.1% of all sales last year. From what we see here, it is likely 2011 will bring a decrease in Heavenly Valley sales demand compared to 2010.
What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.
