We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Heavenly Valley neighborhood since 2003.
Highland Woods Housing Values :
Home values this year to date are 5.5% lower ($16,500) than they were for all of 2010, and even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Highland Woods home values are 47.2% lower ($252,500 off) than they were at the market high for Highland Woods in 2008.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Highland Woods median sold price is only $5,000 higher, or 1.8% above the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). What this means is home values to date this year in Highland Woods are consistent with median home values of all South Lake Tahoe neighborhoods combined, with the exception of The Tahoe Keys.

Highland Woods Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Highland Woods by year since 2003. Note that only 3 homes have sold to date this year, but this is more than half of all Highland Woods home sales last year.
What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

A small neighborhood in a superlative, central location, Highland Woods is one of South Lake Tahoe’s more desirable and attractive neighborhoods.
Highland Woods has only about 250 or so homes.
Features may include mountain views, a home on an open meadow, and a very short drive to the lake. Houses for sale are rare here.
Historically, Highland Woods has been a mid-market neighborhood, but in the current real estate climate a few market entry homes can be found as well.
Of the few sales in 2010, all were under $400,000, and three were under $300,000.
Three years ago, when there were twice as many sales n Highland Woods as there were in 2010, nearly 80% of them were above $400,000, and only two were in $300,000 range.
The lowest Highland Woods home sale in the last three years was $222,600, a bank-owned REO in 2009 (943 Creekwood Dr.), and the highest sale in that same time frame was $643,000 (2790 Springwood, 2008).
The median sold price in Highland Woods was $299,000 in 2010, which is what it is now. Compared to that of 2009, it is $50,000 lower now than it was then- a decline of 14.3% over the last year.
The median sold price in 2008 was $405,000, or $106,000 higher than it is now, which is a decline in the Highland Woods median sold price of 26% over the last three years.
If one is interested in living in the city of South Lake Tahoe proper in a tranquil, highly desirable neighborhood… at a price point in the $300,000 range, we recommend looking here first for any opportunity to be had.
