We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Meyers neighborhood since 2003.
Meyers Housing Values :
Home values this year to date are 1.9% lower ($5,000) than they were for all of 2010, and even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Meyers home values are 40.9% lower ($180,000 off) than they were at the market high for Meyers in 2006.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Meyers median sold price is only $17,500 lower, or 6.3% off the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a neighborhood with a large percentage of market entry homes compared to the median sold price of all South Lake Tahoe neighborhoods combined.

Meyers Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Meyers by year since 2003. Note that as of today the number of Meyers homes sold this year is 62% of what Meyers demand for all of last year. What this indicates is a likely increase in Meyers sales in 2011 over 2010.
What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

Located at the edge of the Bay Area side of great South Lake Tahoe, Meyers is a market-entry to mid-market neighborhood of a few less than 600 homes.
Features can include mountain looks, views, trees, and back yards on a meadow, forest or a golf course. Some lots here are oversized as well.
Echo Summit somewhat towers above in the near distance, and being some 15 minutes closer to the the California central valley and the Bay area than downtown South Lake Taho, Meyers is still only a moment’s drive from shopping, dining and South Lake Tahoe’s inviting entertainment and recreation attractions.
More than half of 2010 Meyers homes sold were priced below $299,999, and a few were below $200,000. Four were above $400,000.
The lowest Meyers sale in the last three years was $150,000, a bank owned property sold in 2010 (1596 Arapahoe). The highest Meyers sale was $640,000 in 2008.
The median sold price in Meyers was $265,000 in 2010, wich was $25,000 less, or 8.6% down from what it was in 2009.
The median sold price in 2008 was $399,000, which represents a $164,000 decline, or 41% off the Meyers median sold price in the last three years.
What this means is good news for home buyers: Meyers home values have declined somewhat more in comparison to many other South Lake Tahoe neighborhoods.
