We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Pioneer Trail neighborhood since 2003.
Pioneer Trail Housing Values :
Home values this year to date are 1.9% lower ($6,000) than they were for all of 2010. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Pioneer Trail home values are $182,000, or 38% lower than they were at the market high for Pioneer Trail in 2005.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Pioneer Trail median sold price is $32,500 higher, or 11.7% over the current 2011 median sold price of South Lake Tahoe neighborhoods combined ($277,500). This difference makes sense when comparing a mid-market neighborhood to the median sold price of all South Lake Tahoe neighborhoods combined.

Pioneer Trail Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Pioneer Trail by year since 2003. Note that as of today the number of Pioneer Trail homes sold this year are 27.3% of what Pioneer Trail demand was for all of last year. What this indicates is likely little change, if not less demand for Pioneer Trail housing in 2011 compared to that of 2010.
What we think is encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

Located in the forest and hills nicely offset from Pioneer Trail Boulevard, here is a mostly mid-market neighborhood of somewhat less than 700 homes.
Tall trees, ample lots and alpine forest living is featured here. There are views to be had with some homes, ranging from distant mountains,to an overlook of the seldom used runway of the South Lake Tahoe airfield.
Like most South Lake Tahoe neighborhoods, Pioneer Trail is close to all area attractions. The lifts to Heavenly Mountain are about 10 minutes away as are South Lake Tahoe’s gaming, shopping and nightlife attractions.
There are some homes priced at market entry, in the $200,000’s, though mostly Pioneer Trail homes are priced in the $300,000’s and above. From time to time newer homes, and higher end homes can be found in Pioneer Trail as well.
In the last three years, the lowest priced Pioneer Tail home sale was $187,000, a short sale sold in 2010 (1194 Tokochi), and the highest sale was $848,000 in 2008, which was originally listed for $1.29M (1366 Pine Vally Rd.).
The Pioneer Trail median sold price was $316,000 in 2010, which was some $20,000 lower, of 6% less than the $336,000 it was in 2009.
The median sold price in 2008 was $412,500, or some $96,500 more, or 23.3% above what it is now.
