Constructed in 2005, Mission Meridian Village is a great example of an urban village in South Pasadena. Blending different styles, the urbanist architectural firm of Moule and Polyzoides captured the essence of Early California. with Craftsman, Spanish Mission and Early 20th Century Brick clad buildings. There have been three sales this year to date according to our local multiple listing service. Sold prices range from $485,000(two bedrooms, one bath single level) to $715,000(three bedrooms, three baths). Averages sales prices 2012 year to date are $616,667 with a median price of $650,000.
In 2011, there were five sales. The sales ranged in closed prices from $391,000(one bedroom loft) to $625,000(three bedrooms, three baths). The average old price in 2011 was $485,760 and the median sales price was $443,800.
2010 results reflected eight sales which ranged in price from $422,000(one bedroom work/live loft) to $905,000(one of the three individual patio homes). Another patio home sold in 2010 for $850,000. The average sold price in 2010 was $636,871 with the median $606,875,

The city is known for its highly acclaimed school district, well regarded recreation and library programs, unique shops and dining spots as well as the Thursday Farmer's Market. There are currently no sales year to date in 2012 and no properties currently on the market for sale. The year 2011 reflected one sale in San Pasqual during 2011 according to our local multiple listing service. This closed transaction was a two bedroom, two and one half bath floor plan with approximately 1858 square feet and sold for its list price of $739,000.
In 2010 there were four sales in San Pasqual ranging in sold price from $625,000(two bedrooms, two and one half, 1629 approximate square feet sold in seven days) to $729,000(two bedroom, two and one half, 1858 square feet, sold in 34 days). All sales in 2010 and 2011 were standard sales.

There were seven sales of single family homes in South Pasadena during the month of December 2011 according to our local multiple listing service records as of January 12, 2012. Those closed sales ranged in price from $400,000(a two bedroom, two bath home on Alhambra Road) to $1,700,000(a four bedroom home with approximately 3546 square feet on Arroyo Drive). The average price was $1,055,000 and the median price was $915,000. There are currently 25 single family homes on the market for sale with a listing price from $478,000 to $4,250,000 with ten in escrow ranging in price from $589,000 to $988,000.
In December 2011 there were twelve closed transactions in the single family home category in South Pasadena. The sold prices ranged from $340,000 to $1,335,000.

In December 2011, according to our multiple listing service as of January 10, 2011, there were three sales in this category during the month. These closed sales ranged in final sales price from $315,000 to $570,000 with an average sales price of $471,667 and a median sales price of $530,000. There were three sales in December 2010 as well. Those sales ranged from $230,000 to $613,000. The average closed price during the month was $477,000 and the median price was $588,000.
There are eleven properties in this category currently on the market for sale. They range from $135,000(an own-your-own on Orange Grove that has gone in and out of escrow a few times) to $595,000(a four bedroom townhome on Lyndon Street). Eight properties are in escrow ranging in list price from $289,000 to $669,000.
