I have lived in Rancho San Diego, CA and it's surrounding neighborhoods since I was two years old when my parents first moved from North Park, CA in 1976 to a three bedroom 2 bath home which at that time was a new development. A lot has changed since our newspaper boy used to ride their horse and deliver our paper, but a lot has kept the same with the great sunny weather and beautiful rolling hills and slower paced life that is just 15 miles from Downtown San Diego and the beaches and Balboa Park.

Rancho San Diego Association is comprised of 429 acres, of which 229 acres are beautifully landscaped with green belt and xeroscaped areas. The Rancho San Diego Association is a self-managed association with an onsite management office located in the Hatfield Park clubhouse. There are 832 homes in the development map . Three classifications of properties in the association offer different floor plans and include single family homes, town homes and apartment living that consist of:

  • Class I - own all of the property around their home, they have no common area surrounding their property
  • Class II - the condos have a strip of common green belt area running behind each of the homes and a green belt area between each set of homes (class II homes are located on Highlands Blvd.)
  • Class III - these homes have larger common green belt or zero scape areas surrounding their homes

Monthly dues are prorated for each classification. As of July 26th, 2009 the Rancho San Diego Association website states that Class I dues are $99.68 per month, Class II dues are $119.62 per month and Class III dues are $159.49 per month.

Included in the monthly dues are: Landscape maintenance of the common green belt and zero scape areas, common area slopes and both of the parks.

Weekly trash and recyling pick up is every Thursday by Allied Waste. Green fill, large item pick-ups or wheeled totes can be contracted seperately by calling Allied Waste at (619) 421-9400. Trash pick up will be delayed by one day on the following holidays: New Years' Day, Memorial Day, 4th of July, Labor Day, Thanksgiving Day and Christmas Day.

The association features two club houses with swiming pools both named from famous local pioneers:

Here are some important recent Sales statistics for the zip code of 91977 Spring Valley, San Diego, California.

Spring Valley, in the month of April 2009 according to Data Quick there were a total of 83 sales figuring new, resale, and condo combined for a median sales price of $210,000 for the area. This represents a 25% percent decrease in prices from April of 2008, making some potential great opportunities to be discovered in the area. When looking at the most recent foreclosure data for the month of May 2009 for San Diego County, we find the following according to Foreclosure Radar: There were a total of 3,282 NOD's (Notice of Defaults, the first step of the Foreclosure process), there were a total of 3,294 NTS (Notice of Trustee Sale, the 2nd step), and there were 1,322 Sales at the auction (the 3rd step in the process). When looking at California as a whole regarding Foreclosure activity we find the following according to Foreclosure Radar. Notice of defaults (first step in the foreclosure process) fell 4.2% from April to 40,870 filings. Year over year filings were down 3.1 percent from May of 2008.

Notice of Trustee Sale filings reached a new record level in May with 41,959 filings representing a 42% increase from April.

Foreclosures taken to sale at auction reached 17,871, which represented a 31.9 percent increase from the previous month, but still much lower than a year ago.

The majority of sales that go to the foreclosure auction are still taken back by the lender and go into REO status. REO status means (Real Estate Owned, by the bank or lender).

The Paint on my Fender Isn't Going To Match the Rest of the Car

Face it. Paint fades over time. Your car sits out in he sun and gets weather-beaten by rain, snow, etc. After a few years, the paint looks OK, but you can tell that the paint isn't like it was when the car was brand new.

Then.... you have a little fender bender and your left front fender is crunched. Damage isn't all that bad, but you need a new headlight and some paint when it's all done. Description of Spray the Car
Doesn't matter how good the body shop is at matching the color. Actually most of it is completely computer driven and there's specific formulas for a given year and make of the car. The body shop can match the paint spot-on PERFECT. That's NOT your problem though.

The new paint is new and the rest of the paint is not. While it will match perfectly to the color it won't look the same and you want to paint the rest of the car. You think the insurance company should pay for that.

THEY WON'T. (usually)

Matching paint is not their concern. It's been round and round in the courts and it's just not a case you're going win. There could be an exception if you're dealing with the insurance company of the AT-FAULT driver who hit your car. I'll talk abou that next.

Sadly the case is that the insurance company is NOT obgligated to match the paint on the rest of the car. You might get an adjoining door painted or a little "blending" of some kind, but if you want the paint matched by painting the whole car, you'll have to pay for the DIFFERENCE yourself.


Take heart though! This is an OPPORTUNITY!

You might be able to strike some kind of deal with the body shop to paint the whole car. Remember most of the cost of painting is to set up the job -- Masking; mixing the paint, booth time, drying time, etc. That's all the same if they paint a fender or the whole car.


Make a deal with the body shop OUTSIDE of the insurance deal to paint the rest of the car. You'll get a better price and you can ethically let the insurance pay for all that set up on THEIR nickle.

If you were hit by someone else and are dealing with THEIR insurance company, you might be able to get some consideration for the non-matching paint. NOT MUCH, mind you, but something. This won't work if the accident was your fault because your car is being repaired under the collision portion of your policy and there's no provision for a liability-type payment (which this is) in that portion of the policy and the adjuster (even if they want to) CAN'T pay for that for you.

Before you go after this, be sure you get into the head of the adjuster and know WHAT THEY NEED to write you that check by reading: They're NOT offering me enough for my vehicle. You'll need to document the reduced value of your car because of the non-matching paint. It may only be worth a few hundred dollars, but it might be worth your time. Talk to some used car lots or people who sell cars a lot and you'll get some ideas. You'll need to get something in writing so you might want to be willing to type something up on their stationery and return to get their signature. Ask them what to say and you'll be on your way.

Remember the claim settlement gig is a process. Take your time and help the adjuster document their file and you'll get a better settlement.
