Let’s take a look at the West Shore of Lake Tahoe, California, which is made up of several communities. This area is approximately 15 miles of Lake Tahoe shoreline and starts with Tahoe City, California where Highway 28 meets Highway 89 South ending in the Rubicon Bay area right before the D.L. Bliss State Park / Emerald Bay area.

Many people do not know that Tahoe City, California is located on both the North Shore and the West Shore areas of Lake Tahoe. The downtown area of Tahoe City is located on the North Shore of Lake Tahoe, while the Truckee River and Fanny Bridge is located on the West Shore of Tahoe City. As a result of Tahoe City being a defining point for the two shores, you will find Tahoe City on both the North Shore and West Shore market reports.

The West Shore, Lake Tahoe area has had a significant price correction over the past few years. The average median sold single family home sales price has dropped -41% since the market peak in 2006.

Scuba Diving in Lake Tahoe, California

Calling all adventure seekers - are you ready to scuba dive in Lake Tahoe, California? You may not know it but according to the USGS, Lake Tahoe is the second deepest lake in the United States with a maximum depth of 1,645 feet. The lake has 72 miles of Lake Tahoe shoreline and depending on where you are at; the lake can be very shallow for an extended distance, or very deep, very quickly.

On the West Shore we have a lot of deep water very close to the shoreline and because of our clarity it makes a great place for scuba divers. One popular place to dive is Hurricane Bay, Tahoe City, on the West Shore, of Lake Tahoe approximately 3 miles south of Tahoe City on Hwy 89 South. In this area a sail boat sunk, so divers have something fun to explore. The water depth drops to 80-100 feet and is less than 200 feet from the shore line, so divers like the easy access. Another perfect day for Paddle Boarding on Lake Tahoe!

There are a lot of outdoor activities to do here in Lake Tahoe. One of the newer activities to do on Lake Tahoe is paddle boarding. If you’re not familiar with paddle boarding, it’s where you stand on top of a board that is very similar to a surf board and paddle with a canoe like paddle. It’s a combination of surfing and canoe/kayaking. It’s another great way to enjoy being on Lake Tahoe. 5 Buyer reasons to come to Lake Tahoe this weekend!

1.) Good Weather - The weather in Lake Tahoe is still really nice. The days are still warm and today was in the low 60’s. Being outside and about is still very comfortable. Bring a light jacket, or sweater for later in the day when the sun begins to set.

2.) Availability - Looking at Lake Tahoe mountain homes, cabins, condos, and lakefronts is fairly easy as we are in our "shoulder season" meaning homes that had owners in residence have left for the season, properties that had vacation rentals are now available to be shown, and most ski leases haven't started.

3.) Motivated Sellers - Sellers are motivated. Those sellers that held out on pricing during the “peak high-summer season” are ready to deal on price. Tahoe properties that go into escrow now can still close before the end of the year, and that’s a plus for sellers who want to close out this tax year with a sale.
