Tahoma, California Homes for Sale, Market Trend Report for 2011
The Tahoma community is located approximately 9 miles south of downtown Tahoe City on the West Shore of Lake Tahoe, California.
The Tahoma area is one of the more developed neighborhoods on the West Shore and is located in two counties - El Dorado County and Placer County. It’s close proximity to Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, skiing, shopping, and restaurants makes this a great area for those that enjoy being outdoors, and getting away from it all.
This area has had some of the most affordable homes on the West Shore, and is a mix of smaller, older, Tahoe cabins, to larger, newer luxury mountain homes, with a limited number of lakefront properties. Despite the heavier snow fall that the West Shore area receives each year, this neighborhood is easily accessed all year-long and is a nice mix of full-time residents and second home owners.

Sold Single Family Homes in the Tahoma neighborhood West Shore, Lake Tahoe, California:
In the Tahoma area, mountain home and cabin prices are down - 12% for 2011 year, with the average median sales price at $351,000. Since 2006, Tahoma homes have dropped in value -47%. While home prices are down, sales for 2011 have already exceeded the number of single family homes and cabins sold each year since 2006. Take a look at the price trend in Tahoma.

Cash sale transactions for Tahoma homes has increased to 38%, indicating buyers are still finding good real estate values in the Tahoe area, and aren’t afraid to place their investment dollars here.
The current absorption rate for the Tahoma area is at 4.11 months. Anything below 5 months of inventory is considered a Sellers’ Market. This is a significant shift in the market and it is the first step to turning a community around from a declining market into a raising market.
Distress sales (bank foreclosures - real estate owned (REO’s) and short sales) accounted for 38%. That means more than 1 out of every 3 homes sold in 2011 in Tahoma was a distressed seller, which was a 9% increase over 2010.
There were 17 Active – available homes for sale in just the Tahoma, West Shore, Lake Tahoe, California area as of 03/10/2012. This is an inventory drop of -57% since November 2011, when there was 37 active available homes for sale. The homes currently available for sale range in price from $139,900 to $760,000.
Of the 17 homes offered for sale there are 2 REO listings, and 3 short sales, accounting for 29% of the market. There are 7 pending sales in the Tahoma area as of 03/10/2012, ranging in price from $175,000 to $3,995,000.

Full Moon Snowshoe Hike, Sugar Pine Point Park, Tahoma, California, February 4, 2012
Lake Tahoe has snow, and on Saturday, February 4, 2012, there will be a full moon snowshoe hike at Sugar Pine Point Park in Tahoma, California.
This is a great way to experience winter at Lake Tahoe. The Snowshoe hike takes place at the Ed Z’berg Sugar Pine Point California State Park on the lakeside (Day Use Area) of the park. Tour includes hiking around the Hellman-Ehrman Mansion and other historic areas in the park.
If you’ve never been on a snowshoe hike and have always wanted to try this fun sport, this is a great way to get started. See the West Shore of Lake Tahoe by moonlight!
This is a guided tour by park rangers. There will be a beginner’s snowshoe clinic at 6:30 p.m. sponsored by West Shore Sports. The full moon hike begins at 7 p.m. and will last approximately 1 ½ hours. Dress warmly with layered clothing, gloves, wear waterproof shoes, and bring a flashlight.
The cost is $20 for adults and $5 for children. The fee does include snowshoe rentals from West Shore Sports and parking. Space is limited and reservations are required by calling 530.525.9920.

The Olympic Heritage Celebration Closing Ceremonies at Sugar Pine Point State Park in Tahoma, California – January 2012
Each year the Olympic Heritage Celebration Week is held the second week in January and concludes on Martin Luther King, Jr. weekend.
As part of the week-long celebration, on Sunday, January 15, 2012, the Olympic Heritage Celebration held a Closing Ceremony to celebrate the official end to the events.
Despite the lack of snow, events still took place to celebrate the historic Olympic Cross Country ski races and Biathlon from the 1960 Winter Olympics at the Ed Z’berg Sugar Pine Point State Park in Tahoma, California. Instead of cross country skiing, special hikes took place retracing the trails the former Olympians took 52 years ago.

f you weren’t here this past weekend, a miniature replica of the Olympic Tower of Nations that stood at the entrance of Squaw Valley to welcome visitors to the 1960 Winter Olympic Games was at the entrance to the Sugar Pine Point State Park cross-country ski area. It set the mood for visitors to enjoy a piece of Olympic history.
Our lack of January snow in the Sierra didn’t ruin the event, but it was a great reminder of the problems and concerns for the original organizers of the VIII Winter Olympic Games, and for the Nordic events that were to be held on Lake Tahoe’s west shore in 1960. Back then, right before the games were to begin, area organizers brought in the Great Basin dancers to encourage snowfall, and the snow did fall before the Olympics were held that year.
To close the week of events, Olympic Heritage organizers were able to have the Native American Dance History repeated, as the Eagle Wings Dance Group, descendants of the Paiute, Shoshone, and Washoe Tribes, offered traditional songs and dances sacred to the tribes, which included their dance for snow!

While the weather was cold and windy, they had a great turn out and it was a very special afternoon for everyone that attended. If you missed out on this free event this past weekend here in Tahoma, California take a look at the dance for snow!

Santa is at the Where We Met- Espresso and Gelato Shop in Tahoma, California
Today, while I was out showing cabins in the Tahoma, California area today, I saw Santa. He was out meeting and greeting everyone at the Where We Met – Espresso and Gelato Shop in Tahoma, California. If you’re going to be up here in Tahoe and want to run into Santa, he’ll be at the Where We Met this Friday and Saturday, December 23, and 24th.
The small, cozy little family owned espresso and gelato shop, is located at 7000 West Lake Blvd., in Tahoma, California, (approximately 8 to 8 ½ miles south of the “Y” in Tahoe City on the West Shore of Lake Tahoe) next door to the Tahoma U.S. Post Office.
While you’re down saying hello to Santa, check out their Italian coffees and gelatos. I’d tell you I had a favorite gelato, but they’re all so good, it’s hard to pick just one. If you’re having a party, or want to order gelato for your guests, talk to the owner Elizabeth, and she’ll take good care of you.
Their hours of operation vary from season to season. This winter they are open Monday – Saturday from 6:30 a.m. – 1:30 p.m., and on Sunday from 9 a.m. – 3 p.m. Just in time to grab a cup of espresso before you head off to the slopes, or out for the day. The Tahoma neighborhood is located approximately 9 miles south of downtown Tahoe City on the West Shore of Lake Tahoe, California.
The Tahoma area is one of the more developed neighborhoods on the West Shore and is located in two counties - El Dorado County and Placer County. It’s close proximity to Lake Tahoe recreational activities such as boating, hiking, biking (dirt and paved trails), tennis, golf, skiing, shopping, and restaurants makes this a great area for those that enjoy being outdoors.
Not all of those neighborhoods in Tahoma are eligible for the Tahoe Cedars Property Owners Association (TCPOA), but if you are, you can join and have access to a shared pier, and put in for the buoy rental option. For more information on the TCPOA, click here.

In the Tahoma area, mountain home and cabin prices are down - 24% this year, with the average median sales price at $305,000. While home prices are down, sales for 2011 have already exceeded the number of single family homes and cabins sold in 2010.
Cash sale transactions for Tahoma homes has increased to 44%, indicating buyers are still finding good real estate values in the Tahoe area, and aren’t afraid to place their investment dollars here.
The number of homes going into escrow with in the first 30 days of being listed in the Tahoe Sierra Multiple Listing Service (TSMLS) has remained almost unchanged at 28%, or 1 out of every 4 Tahoma homes sold. Sending a message to buyers, if it’s priced right, it will be gone quickly.
Distress sales (bank foreclosures- real estate owned (REO’s) and short sales) accounted for 36%, or 1 out of every 3 homes sold in 2011, which is a slight increase over last year.
There were 37 Active* – available homes for sale in just the Tahoma, West Shore, Lake Tahoe, California area as of 11/08/2011. They ranged in price from $127,000 to $3.99 million. Of the 37 homes offered for sale there are 1 court approval, 1REO listing, and 10 short sales, accounting for 32% of the market share. There are 7 pending sales in the Tahoma area as of 11/08/2011, ranging in price from $205,900 to $569,000.
