Market Report for Homes for Sale in Temecula - De Luz
De Luz homes for sale are an eclectic mix of exclusive custom, estate and mansion homes on multiple-acre lots and frequently with groves of avocadoes or citrus fruits. De Luz has an "away from it all" feel while still being relatively close to the shopping and restaurants of Temecula. Many business executives and professionals enjoy this upscale opportunity for a lot less in purchase price in this real estate market, while still having affordable home options for their employees in nearby neighborhoods with great schools just across the 15 freeway in Temecula.
The De Luz real estate market has gone the way that many upscale neighborhoods of California have gone: major price reductions on the order of 40-60% of prices in the 2005-2006 time frame. Cash buyers can negotiate discounts (versus cash buyers not having as much clout in the multiple-offer situations for the entry-level homes in such Temecula neighborhoods as Paseo Del Sol and Redhawk). Most negotiation is in a single buyer-single seller situation, which definitely tips the scales in the buyer's favor.
There are a lot of homes on the market to choose from, with architecture and amenity choices abounding in the De Luz homes for sale. Compare that to the market for Amberwalk condos in nearby Murrieta, where prices are down 60%+, and there are no condos actively on the market as of today - July 4, 2011.

Ficitonal Home Near Camp Pendleton
We find homes for Marines and other military families as well as investors and friends and family. But my web contact a few weeks ago from a woman in England wanted a home of a different sort: a fictional home.
She is writing a novel about a fictional US Marine who would be stationed near a base like Camp Pendleton. She knows several Marines just like her fictional Marine, so they can tell her all sorts of things. But she needed to find her fictional Marine a home near Camp Pendleton, so ... she googled, of course!
She didn't tell me what she googled: home for sale near camp pendleton, or camp pendleton military housing. She simply googled and found me, because that's what I blog about on ActiveRain.
We've become fast friends. In three emails, she was given some long descriptions of five areas that would be "wooded and secluded and less than 45 minutes from Camp Pendleton." This turned into a fun project that involved searching all our real estate resources and even a phone call to a good friend who owns a hilly avocado orchard with a manufactured home north of Fallbrook, just inside the border to the De Luz area of Temecula.
The fictional Marine had to be able to afford his housing on his military pay. My team role among others for my husband at Sand to Sea Properties is to do loans, many VA loans. So I booted up the software and plugged in his base pay, housing allowance (BAH) and subsistence allowance (BAS), based on the rank of the fictional Marine and his years of service - that's how military pay is calculated for VA loans. I explained to the author that he could afford to buy that manufactured home in that avocado grove using recent comparable sales and comparing to what monthly payment he could afford.
I have since found out some details about what could be used for splints from a Humvee driver friend and client of ours, how an injured Marine comes back from active duty and what ribbons or medals are worn at a funeral at Arlington National Cemetary.
The author is now a friend, and she has offered to let me read a draft. It's exciting, what opportunities are out there! Thank you, ActiveRain and google!
