Market Report for Homes for Sale in Temecula - Wolf Creek
Looking at the market data for homes for sale in Temecula's Wolf Creek, it appears to be less of a buyer's market than in nearby neighborhoods in Murrieta, which I blogged about over the last few weeks. This means, it is hit and miss as to whether multiple buyers are submitting offers on any given home for sale in Wolf Creek.
For listings in Wolf Creek that are priced well and in good shape, perhaps given new carpet and paint by an investor who is flipping it, we're seeing multiple offer situations. For homes that are "short sales," even those in good shape, there tends to be less interest from buyers. A "short sale" is one where the seller's loan on the home is larger than the purchase price that he or she will obtain at market price; these tend to be "long sales" in terms of the time it takes to get them done, 2 to 6 months! Buyers can, however, who are watching the market (or have an agent watching it for them) can "time" the short sale process and be the buyer who qualifies right at the end of the short sale process, instead of waiting through the whole short sale approval process. As in many things in life, it is a lot about timing and having a local experienced agent by your side.
