Market Report for Homes for Sale in Temecula - Wolf Creek

Looking at the market data for homes for sale in Temecula's Wolf Creek, it appears to be less of a buyer's market than in nearby neighborhoods in Murrieta, which I blogged about over the last few weeks. This means, it is hit and miss as to whether multiple buyers are submitting offers on any given home for sale in Wolf Creek.

For listings in Wolf Creek that are priced well and in good shape, perhaps given new carpet and paint by an investor who is flipping it, we're seeing multiple offer situations. For homes that are "short sales," even those in good shape, there tends to be less interest from buyers. A "short sale" is one where the seller's loan on the home is larger than the purchase price that he or she will obtain at market price; these tend to be "long sales" in terms of the time it takes to get them done, 2 to 6 months! Buyers can, however, who are watching the market (or have an agent watching it for them) can "time" the short sale process and be the buyer who qualifies right at the end of the short sale process, instead of waiting through the whole short sale approval process. As in many things in life, it is a lot about timing and having a local experienced agent by your side.

If you've found this post, you probably know something about Temecula and specifically the Wolf Creek or Wolf Valley neighborhoods. To add to your knowledge, here is a list of many of the amenities of these neighborhoods:

  • Access to many sports facilities, both Great Oak high school and the large Wolf Creek sports park across the street to the north. Sport facilities and fields there include: football stadium, tennis courts, basketball courts, baseball and softball fields, beach sand volleyball courts and tennis courts at Great Oak High School, walking trails and sidewalks, as well as bike lanes in many streets.
  • Multiple developers within the area known as Wolf Creek: Within Wolf Creek, there are several developments, which means that there is cohesion and master-planning of the entire area, but differences among communities in regards to home facades, street setbacks, HOA dues and taxes, among other things.
  • Schools are Helen Hunt Jackson Elementary, Earle Stanley Gardner Middle School and Great Oak High School. They compare favorably to surrounding schools; see GreatSchools.org.
  • Easy access to the 15 freeway via Pechanga to the Temecula Parkway aka 79 South.
  • Minutes to the many amenities and big box and chain stores along the Temecula Parkway, including In-n-Out Burger, Home Depot, Starbucks, as well as distinctive local restaurants in the same area.
