THOUSAND OAKS CA- HISTORICAL SALES DATA-

Apparently I am still crunching numbers these days. There continues to be talk of whether we are at the bottom yet (who knows?) and where the market is headed (another who knows?) All I know is that I am writing a lot of offers for a lot of buyers, and EVERY SINGLE ONE OF THEM HAS HAD MULTIPLE OFFERS ON THEM. Is the market slowing down? If this is typical, then apparently not! These have been homes ranging in price from $350,000 to $800,000. Some were short sales. Some wre bank owned. Some were just plain old "regular" sellers who understood how to price a home. Areas have been from Thousand Oaks all the way to Ventura.
So today I decided to look at THOUSAND OAKS. For those of you who are not familiar with the area Click here for more information on Thousand Oaks CA.
I will let the numbers below speak for themselve. It seems the hardes hit, pricewise, were the smaller homes. My guess it is due to the higher number of short sales and bank owned homes in that price range. I think it is still too early in 2008 to make any judegements as to where the market its headed this year. Too many unknowns with the economy and the elections.

As you drive along Thousand Oaks Blvd. approaching the Civic Arts Center, look to the North side of the street. There it is! Gardens of the World. 5 beautiful gardens of the world await your visit.
There is no charge to visit these beautiful, peaceful grounds donated for your viewing pleasure by the Hogan family of Thousand Oaks.
The flowers are in full bloom so be sure and bring your camera. I recently visited the gardens and would like to share by springtime pictures of the flowers and fountains.

Yes, the market has been scary but I believe we are seeing the light at the end of the tunnel!
The foreclosures and short sales may have reached the worst level and from this point on we may see an improvement in sales activity.
Buyers are beginning to realize that this is the time to buy, that there may still be a decline in prices but not as significant as it has been in the last couple of years. There have been many mulitiple offers on properties and that is an indication that the demand is rising and prices may become stable soon.
Now is the time to start preparing for your purchase. FHA is offering Jumbo loan borrowers an opportunity that will soon disappear. So start your research and find out what is available to you. Contact your loan representative and learn all you can about your options and be prepared with a full loan approval to snap up that home you find.
There are programs available that allow even jumbo loan borrowers some attractive loan rates with a minimal down payment. You can find down payment assistance on line through FHA.com and Ameridreams.com. (Neither are affiliated with FHA.) Check with your lender and explore some of these possibilities.
3% down frightens sellers and agents alike. The chances of loan failure have become much more common than ever before and if you want to be certain that you can successfully close the deal, get your loan fully approved before you make an offer. The agents and sellers will welcome you and feel more confident that the deal will close if you are approved. I am not talking about a pre-qualification or pre-approval, I am talking about the real thing...full approval. All that will be necessary when you have the full approval is naming the property and your inspections, etc.
Your chances of getting a good deal and being the lucky one to get that home you have had your eye on are much better if you have your loan in place, ready to go. You will have an advantage over other buyers if you are fully approved, even if you only have 3% down.

We recently finished a project that touched me personally. A few years ago when my father was ailing, my family (all 5 of us kids) looked into Senior Care living facilities. No, not a quite a nursing home, but a "home" where he could still receive the 24 hour care which he required.
When called to this property, the address sounded strangely familiar - when I got to the property I knew exactly where I was and my heart sank. It was a large home, but I had toured it when we were looking for placements for my father, and needless to say we did NOT place him here. It was dark, dingy and smelled like I don't know what (and I still don't want to know).
Point here being that the home, or care center, had been acquired by a different couple who wanted to keep it as a Senior Care facility, but knew it couldn't stay the way that it was. Here are the before and afters of only half of the spaces we did, and I must say; if my father was still alive today, I would be proud to place him here.
