Well, let me start with I just received a lead on a potential client that was interested in short selling their home on April 11th. He was recently divorced and just moved to Mountain House, CA. The home he wanted to short sale was located in Tracy, CA. I went through the typical qualifying process and asked if there was a Trustee Sale scheduled. He thought it was at the end of April, which I replied this will be tough, but lets try.
Long story short, the Trustee Sale was set for April 15th and I only had several days to draft a listing agreement, have both parties sign (ex-wife), compile a complete short sale package, obtain an offer, and submit entire package to Chase all while being on the phone with Chase for 2 days. Nearly every contact I made with Chase declined even looking at the file and said there was simply not enough time. Being persistent as I am, I continued to contact Chase till I finally reached someone who would look at the file directly. To our surpise, I was able to postpone the auction date for another 30 days while they assigned me a negotiator and review the file. =)
Be persistent and don't give up!
