Having grown up in Westchester, I've always had a soft spot for Venice Beach, and I get excited when there's a reason to celebrate community. Ask any local what their favorite street is in the area and chances are they'll reply "Abbot Kinney", often followed by Main Street, both literally and geographically. On Sunday, September 27 the 25th Annual Abbot Kinney Festival with an expected attendance of 150,000 is being held. Abbot Kinney is full of original artsy shops selling anything from eclectic books, to captivating floral arrangements, design furniture, and art galleries.
If you're a local like I am, then you've probably seen the same funky original personalities perform, skate board, or work out in public on the Venice Boardwalk year after year. Although I lived abroad for many years, each return trip home always included a trip to the Boardwalk with the obligatory purchase of T-shirts, sunglasses and beach gear, usually at sunset. Every visitor we've had from around the world still wants to go there and is delighted to see it really is just like the post cards. Who hasn't seen the skate boarding granny or been to the bookstore at the Sidewalk Café? How about The Rose Café, located on nearby Rose Avenue. It's still the place to meet up with old-time friends or get acquainted with new ones for the first time.
The Abbot Kinney Festival is sure to be a wonderful fun way to spend the day by taking part in local activities and supporting their mission of "celebrating community, beauty and goodwill."

It's been 8 days since my latest listing went on the LA Westside Multiple Listing Service. Frankly , I'm not surprised at all that we received 3 offers within 6 days, and the phone continues to ring off the hook for showings. You might be asking why I'm not surprised. Well, let me tell you...my client was totally and completely coachable and open to the Principle of the Three P's.
Product. Pricing. Promotion.
Getting a home sold quickly and for top dollar requires all three. If you don't have the best product in the market in your price range, all the promotion in the world won't sell it. And if you have a great product, and your price is too high, all the promotion in the world won't sell it. If you have lousy promotion, but a great product and price, it will sell, but probably take some time to gain the necessary exposure. But if you have all three, it's the magic formula to a rapid sale for the greatest net.
In the case of my client, Anthony, he has a really cute house on a so-so block. The house is in the Venice real estate market situated on a kind of funky street where there are commercial loading docks across the street that support the retail businesses on the adjacent street, which is Lincoln Blvd. Thankfully, he had the foresight many years ago to plant tall shrubs that do a great job of separating the home from the world outside. And because of how the home is situated on the street, it's not directly across from the loading docks. So I'd give the home a 6 for location, overall.
Anthony has lived in the home like a bachelor, although he has a strong artistic aesthetic. The place really has great charm, but didn't show very well....too much furniture, art that didn't match the decor, piles of paperwork and 'stuff', bookcases full of 'stuff'. All in all, the home needed some ‘fluffing' as I call it.

This woman works magic when it comes to staging a home to sell. Working from the philosophy that the way you live in a home and the way you sell a home are very different things, she can make what seem like simple tweaks, the difference in getting the house sold.

I wrote this post last year. Then I notice today's Featured Group on Active Rain, wow did not even know this group existed. So I am reposting this word for word with adding this introduction as well as a picture of Best Friends Animal Society's advertisement.
The housing slump hurts more than just people. Animals suffer from the housing market downturn and current economic times too. If you happened to read the LA Times on Saturday, December 6, 2008, the Home Section (Section F) was entitled The Pet Issue. On the front page of Section F was a picture of Baldwin, a black, 1-year old Chihuahua mix currently awaiting adoption (the plight of black dogs and black cats is also addressed in this Section).
Animal shelters across the nation, sadly, are filled to overcapacity, due largely in part to pet owners losing their jobs and their homes. Many animals that were once part of a loving home environment now they find themselves bewildered and scared on concrete floors in over-crowded shelter kennel runs. Many of these animals will face euthanasia. LA Animal Services recorded a 20% increase in the number of impounded dogs compared to the same period in 2007.
If you are considering bringing an animal into your home by promising to make a lifetime commitment to that animal, I urge you to visit one of your local animal shelters or reputable animal rescue groups. If you are not able to adopt an animal into your home, you may want to consider donating to a reputable animal rescue organization. These organizations work tirelessly every single day to rescue as many animals as they can from the shelters and help place them in new homes.
