You must know about this incredible offer given to home Sellers that - as a Realtor - really blew my mind... My Broker (ERA Cusick Realty) calls it the "Seller Security Plan." Basically, it states that when you list your home with us, if we cannot get it sold in 6 months, we will BUY IT OURSELVES! Yes, I'm serious. I've heard of lot's of various Broker advertising offers, but never one like this.
The 411: We have 6 months to list the home on the market, the home must be in "move-in" condition, qualified for financing, covered by a home Warranty, a home inspection must be completed (and repairs made), and the home must not be listed at more than 5% above market appraisal value - which means you have to price the home within current neighborhood asking prices. If you've got a lockbox on the home, and there is a sign in your front yard - you are going to get your home sold - no matter what!
The other fabulous thing is that if my Broker sells your home for more than they pay you for it, they refund you 100% of the difference! And if they sell it for less than what they paid you for it, they just call it a day and wish you luck... WOW???

As of November 30, 2009,the first time homebuyer credit is due to run out!! There have been more than a dozen bills introduced to try to prolong the life of the tax credit and the White House is evaluating the credit's impact on home sales. I hear they way overspent their intended budget already on this. The National Association of Realtors and the National Association of Home Builders are pushing for extension. But with the cost, which is said to maybe hit $15 billion (more than double the projection...wowsa!) who knows how likely this is to get extended.
Home sales have definitely been rising in Ventura and prices have been pushed up.
The odds are said to be around 60% that Congress will extend the credit.
If you are fearing of running out of time, now is the time to jump into the market for sure. Nobody knows if this perk will continue to be available.

I updated the bi-weekly Market Stats for Ventura Homes last week. We're still holding strong especially in the $450,000 and under range with homes in escrow now outnumbering the available homes by almost 6 to 1. Wondering when and if any more REO's will be released and to free up more inventory for our anxious buyers!

7th Annual Ventura Hillsides Music Festival

Sunday, September 6, 1pm - 5pm
Arroyo Verde Park, Ventura, CA (map)
The 7th Annual Ventura Hillsides Music Festival, which benefits the Ventura Hillsides Convervancy. This year's event features performances by the Neville Brothers, Dave Mason, Keb' Mo' and Jay Nash. General admission is $45 and kids under 6 are free! Gates open at 11:30 a.m.
There will also be educational displays from environmental non-profit groups and the children's area will feature the City of Ventura's popular climbing wall and other youth activities. Free parking available at Ventura College. Food and beverages will be available at the concert. Picnics and small coolers are welcome but glass, alcohol, knives and pets are not. Concertgoers are encouraged to bring low-back beach chairs, cushions and blankets. For the comfort and enjoyment of all festival goers, high-back chairs and cameras are not allowed.
