I know that many interested members of the community have been wondering what the price of the first phase of Madison Lane in Vista, California would be ---wonder no more. The first seven homes have been priced and the seven homesites are located off Ladera Ct. are for sale. Three homesite are sold.

Wal-Mart Dumps 138 Employees In Closure of Local Sam’s Club In Vista, California.

The City of Vista is facing it own pseudo earthquake disaster in the form of 138 employees being discharged by the local Sam's club which is part of Wal-Mart. This has many employee's and local residents scratching their collective heads. Wal-Mart is citing that due to the lack of memberships it was necessary for this location to be closed.

In an effort to help the employees that are subject to dismal the City of Vista, has a One-Stop Career Center, an initiative the city launched last summer with San Diego Workforce Partnership Inc.

Understanding the foreclosure property auction (also known as Trustee Sale) process takes time, due diligence, and understanding. Saavy Real Estate investors can find some of the best deals around buying at these auctions, but is it right for everyone? Understanding the overall process is the key, and here is how the process goes as an overview:

Pre-Foreclosure (Also known as Notice of Default). Pre-Foreclosure is usually when the current homeowner is 90 days past due on their Mortgage. Under the new California Foreclosure moratorium lenders have an extra 90 days in which they are supposed to aggresively pursue loan modifications with those current home owners who qualify. The current lender files with the County Recorders office a Notice of Default. When this is filed, this information becomes a matter of public record. When this notice is filed the lender usually gives the homeowner 90 days to come current on the amount they are past due. During this period a good amount of homeowners lately have been trying to obtain new financing terms by doing a Loan Modification with their current lender or a Short Sale with a Realtor if they know they aren't going to be able to keep up the payments due to hardship. Both of these options often times delay the foreclosure process as the bank looks to work with the current owner to see if one of these options may be a fit. Foreclosure Sale (Also known as Notice of Trustee Sale). The Foreclosure sale usally occurs and is scheduled roughly 90 days after the Notice of Default is issues. A devastating blow has been dealt to the community of Vista, California, yesterday it was announced that the Sam's Club off of Sycamore will be closing on 1/25/2010 or sooner. Many Sam shoppers headed over immediately to get numerous items that they normally shop for before the store closes.

Shoppers reported that many of the items that they shopped for were already sold out. Also, many Sam's members were upset about the fact that the Pharmacy would no longer be available and they would need to go else where to get their prescriptions filled. Per several of the employee's @ Sam's the reason for the closing is that Sam's club in Vista just did not have enough memberships

Two other locations remain open one is in Murrietta and the other is in San Diego, California. This would involve 60 to 100 miles commutes.

Many of the Vista Sam employees are uncertain about there future, and it is impacting 138 employees. Nor the revenue that the City of Vista is losing.
