In real estate, it seems that well priced/done resale condos (and homes for that matter) come in waves. We had hit a dry spell for a while, but this week there was a nice selection of inventory and I wrapped up caravan yesterday excited about all the great property that is now on the market. This week, there are three Hot Props that I will be showcasing. The first being this short sale. Ironically, I had posted about this property literally almost one year ago to the date. At the time, it was listed at $575,000. It's interesting to see that now they are in a short sale position. Last year was the worst year to sell, but I imagine they hung in there as long as they could and now need to unload ASAP. The description hasn't changed, so here's the skinny (this a recap from my original post - it's funny to see how my writing style has changed a little bit over time):
This unit can be summed up in 3 words: location, location, location. Located on the corner of Keith and Doheny, you are literally right across the street from Beverly Hills and about 1 block away from the start of West Hollywood's Boys Town. What makes this condo a Hot Prop is that not only is the location killer, but the unit is sleek as well with such features as: bamboo floors, french doors that lead to small patios, top of the line kitchen appliances, upgraded baths with funky glass pebble tile, and large customized closets. The building itself is cute with quirky grandma style interior landscaping (you'll see what I mean) and calming water treatments. UPDATE FROM TODAY: One thing I noticed on my second preview is that the unit is a little dark, with sufficient but not ample natural light during the mid day hours. This is one deficiency that could have impacted it selling over the last year. I still think it's a solid unit, especially if you could get it in the mid 4's. The agent said the short sale process should be relatively quick (often can take up to 120 days for final bank approval), which could be an extra incentive to grab this on up at a killer price!
