This Market Report is for the Whittier, California neighborhood known as Palm Park.  Here is information about Palm Park homes for sale, as well as homes that have sold in Palm Park.

First, let me tell you what part of Whittier I am talking about.  Palm Park is anchored by the City of Whittier Palm Park, and bisected by the Greenway Trail.  Home prices are generally more expensive in the streets north of the Greenway trail than those south of the trail.

This Market Report on Palm Park Homes for Sale will focus on Single Family Residences in this Whittier, California neighborhood.

As of today, there are 3 Single Family Residences for sale in the Palm Park area.

Eight homes are currently in escrow.

Two homes were sold during the month of June.

The average home in Palm Park over the past 3 months took 185 days to sell. 

The average home sale price was $283,500, or an average cost per square foot of $240.05.

Since Palm Park is a very desirable place to buy a home and live in it, this area is in a Sellers’ Market.  There simply are not enough homes for sale for all the buyers that are out there.

This Sellers’ Market actually applies to all homes for sale in Whittier, CA that are priced under $500,000.  Whittier homes for sale that are priced above $500,000 are more plentiful; and the higher the price, the more advantageous it is for the buyer being able to have more leverage and less competition from other buyers.

If you own a home in Palm Park, it is a very good time to sell.  Demand is high, and there are lots of buyers in this price range looking for their first home.

Palm Park is a great neighborhood, with plenty of shopping, good schools, moderately priced homes and a stable population of people who have lived in their homes for many years.  Since the park is the center of the neighborhood, it also offers recreational activities such as basketball, swimming, tennis, soccer and a children’s playground.  Make sure you arrive at the park early on a weekend, because it is always full of people having fun!

Estate Sale on Lorene Street in Palm Park, Whittier, CA

I attended an estate sale in Palm Park on Sunday, at 11067 Lorene Street. I was there as the Realtor®, greeting any people who seemed interested in purchasing the home. Since the focus of the estate sale was to move the items inside the house, and not the house itself, the Realtor® station was in the back yard, out of the limelight.

Lorene Street is a very quiet street, with well-kept homes throughout the neighborhood. It is, indeed, one of the hidden gems of Whittier.

This home is still for sale, by the way. It is a beautiful home, and, with 1,463 square feet of living space, it is larger than the average home in the Palm Park area. Originally a 3 bedroom home, one of the bedrooms was enlarged and converted into a large den adjoining the living room. A second fireplace was also added to the den area, as well as a second bathroom. It is a great home for entertaining guests, whether inside the house in the living room/dining room/den, in the screened back porch or in the neat back yard.
