I've recently provided a copy of this report to our local officials for the City of Wildomar This information may prove helpful in determining city budget forecasts for the coming year as they evaluate the impact the downturn in our housing market has had on their revenue stream.
Of course property tax revenue is just one source of income for the city but a major one. As the state continues to wrestle with a budget that may or may not include some trade-off between property taxes and vehicle license fees, a city like Wildomar, California's 2nd newest city, needs to know where current property values are.
As you look at the attached chart and graphs, you will notice that the number of sales has declined steadily through 2007 while median values continued to grow through 2006. Total home sales value peaked in 2005 at more than $147 million dollars with 317 homes sold, a number that fell to just $95 million in 2007 with just 218 homes changing hands.
Spurred by declining values, a surplus of inventory to choose from and attractive interest rates, sales rebounded in 2008 to post a higher sales volume than ANY year during the previous five years. Even considering the impact of 35% decrease in median price since the 2006 peak, the city will still end this year with total sales revenue nearly equalling it's 2005 volume of $147 million. That this volume of sales continue is vitally important to this new city as is addresses the impact of Prop. 8 on future property tax revenues.
By tracking these numbers an investor or prospective homebuyer can determine where they think the market is. As I pointed our last August, one month of sales increase doesn't mark a trend. But as sales volumes continue to grow that will lead to the continued absorption of our excess inventory, the return to a more stable market and the end of the rampant price declines - 30% in just the past year. I am expecting to start seeing that stability develop by late 2nd to early 3rd quarter this year in our local market, possibly sooner depending on mortgage interest rates and federal stimulus incentives. Steve provides dryer vent cleaning services and educates his customers on fire safety and dryer vent maintenance
Murrieta, CA -. Steve Gors, former Fed-Ex contractor, traded his delivery van for a logo-ed uniform to own and operate a Dryer Vent Wizard, Safe Homes, Dry Clothes (DVW) franchise in Riverside County.
DVW services prevent dryer fires, keep dryers functioning properly and provide energy savings through dryer and dryer vent maintenance, cleaning, repair, replacement and alterations.
When Gors decided he didn't want back into the grocery business and wasn't ready to retire, he looked into franchising. Having 30 years of business related skills behind him gave him a wealth of experience on which to draw. He researched several concepts and found Dryer Vent Wizard Dry Clothes, Safe Homes. Despite the funny name, Gors found the concept intriguing.
"I liked that DVW provided much needed solutions to consumers' dryer and dryer vent problems which ultimately prevents dryer fires," says Gors.
According to Gors, consumer response to DVW has been positive, although a big part of what he does is educating. "When consumers find their dryer taking more than one cycle to dry a load, they assume it's mechanical when the real problem is lint accumulation in the dryer vent, causing the dryer to work inefficiently and become susceptible to a dryer fire," says Gors.
In an effort to make consumers more aware, entrepreneur Gors shares these maintenance "tips" to prevent dryer fires and keep dryers running efficiently. He urges consumers to be sure their dryer vent systems are up to code with the city, state and manufacturer, to replace any plastic or foil vents with semi-rigid or solid metal venting material, to keep lint trays clean and free of lint between loads, wash lint screens every few months to remove residue build-up from fabric softeners, and to have the dryer vent system professionally cleaned and inspected at least once a year. Steve also makes sure all his customers know not to leave the house or go to sleep with the dryer running.
Steve tells his customers to watch for certain warning signs of potential fire hazards, like clothes taking more than one cycle to dry, no visible lint on the screen between loads, dryer repeatedly stopping during a cycle and clothes having a moldy smell after drying.
