Time for the Tour with Wende by the Bay. Tuesday, February 1, under clear blue skies and temperatures in the high-50’s to mid-60’s, the San Mateo County Association of Realtors SAMCAR had 281 homes on tour, 70 of which were in Wende’s 6 Select Cities of the San Francisco Peninsula - San Carlos, Redwood City, Woodside, Atherton, Menlo Park and Portola Valley. Of those 70, less than 25 were true new listings, pointing to the fact that the inventory of homes for sale continues to remain small. What this means for buyers and sellers is that homes that show well and are priced well are selling within a matter of weeks, sometimes days, and often over asking price. At the same time, those properties that don’t hit the mark right out of the gate often sit for several months and end up selling for 10 and even 20% below the starting price. In facet, one of the homes on tour today has been under contract 6 times in the 10 months it’s been listed, and the price has now been reduced by almost 14%.

19 Sargent Lane in Atherton, was the highest priced home on tour at $6,900,000, listed by Theresa Kerwin of Kerwin & Associates, and ringing in with the lowest price for the second week in a row was 2932 Calvin Avenue in Redwood City at $164,900 and listed by Daryl Roval, Premier Properties.
Wende’s Pick of the Tour by the Bay for the week is a stunning horse property at 552 Eastview Way, Woodside, listed by Victoria Constantini of Alain Pinel Realtors for $2,659,000, originally entered the market in January of 2010 priced at $3,490,000. Set on approximately 1.4 acres with vistas of Emerald Hills, the tastefully appointed 4400 square foot main house features 3 bedroom suites, a formal dining room, family room and study. The converted horse barn offers the perfect guest house.

For Homes on the San Francisco Peninsula Tuesday is tour day in San Mateo County. The tour is sponsored by 2 realtor boards, San Mateo County Association of Realtors, and SILVAR, Silicon Valley Association of Realtors.
The tour for today, January 11, 2011, highlighted a total of 275 residential listings, including many in Wende's Select Cities at Home on the San Francisco Peninsula.
In Atherton 1 of the 2 homes on tour was newly listed. The lowest priced property was $1,999,000, and the highest price was $3,495,000. There were 17 properties on tour, 8 of which were new in Menlo Park. The lowest priced was listed at $250,000 and the highest was $2,685,000. Portola Valley was without any homes on tour today. Redwood City had 42 homes, 15 of which were new listings, and the prices ranged from $189,900 - $2,595,000. 22 properties, 7 of which were first tours, were in San Carlos and priced between $275,000 and $1,075,000. And there were 8 homes in Woodside, including 5 first tours. Lowest price was $494,000, and highest price was $14,900,000.
About that $14,900,000 home - here’s what you get for under $15 million dollars in Woodside:

20 acres of easily accessible land, proximate to town, and a 6,200 +/- square foot, 7 bedroom, 7 bath main home, well beyond its prime though still reminiscent of its prairie style grandeur, featuring a formal entry, formal dining room, library and master suite with its own fireplace. The estate also includes a guest house, pool house and pool, tennis court and horse stable. Currently listed by Steve Lessard of Coldwell Banker, the estate was originally for sale in 2005 for $18,000,000.
Of the 44 homes in Woodside currently for sale on the Multiple Listing Service, this property is the second highest price, the top being $19,995,000 (reduced from $23,500,000 in June, 2010).
