You want me to What? You Little "Fockers" - What Happened?

When I wrote You want me to WHAT? You Little "Fockers" I was venting at the unthinkable position my clients were in because the buyers' agent, the buyers and the lender wanted me to kick back money to the buyers out of escrow.

Thanks to everyone for your comments and support. Many of you asked for an update on what happened with the San Jose Short Sale.

This is what happened.

I agreed to pay the buyers - but would not agree to pay them under the table - outside of escrow. Despite my effort to make it work and give the buyers what they wanted ... the buyers sent a cancellation of contract. Of course, the one page form was not filled out correctly. No surprise there - clearly the “Little Focker” is without a clue. He is now on his 4th attempt to complete the form.

I know we are not supposed to allow our emotions to get involved in our real estate transactions. While I am managing to handle the “Little Fockers” professionally, I remain upset by the fact that my willingness to give the buyers a substantial sum of money was not enough and this places my clients at high risk of foreclosure. It’s been over one year. Trustee Sale dates have been postponed so many times.

While I may not have enough time to market the property and find another buyer before the lender forecloses, I will not give up on my efforts to save the home from foreclosure. After all, it is what my clients hired me to do.

In addition, a fellow Rainmaker contacted me regarding the "Little Fockers." This person shall remain anonymous unless that person chooses to comment or write their own post about the action they want to take with the “Little Focker” who requested me to pay buyers money under the table.

The “Little Fockers” was released on DVD on April 5, 2011. Perfect timing …I plan to watch it this weekend. I need to laugh more in these challenging times.

I recently attended a Turning Point seminar this past Tuesday and Wednesday in Monterey. Turning Point is an event from Buffini and Company, one of the leaders in training for real estate professionals. This event was inspiring as I heard many stories of people overcoming great odds to build their business entirely based on relationships and referrals. I'm a big believer in building long lasting, life changing relationships with my clients. It's starting to drive my business and it's what I'd like my business to look like throughout my career.

Accountability means the state of being accountable, liable or answerable. So who are you accountable to? Ultimately it's ourselves. I'm accountable for making sure my life is full of riches and when I say riches I'm not talking about cash. There are 5 circles to life and determining how full the gas tank is in each circle will provide insights on where to put the focus. The fuller the circles the happier life becomes. Those circles are Spiritual, Family, Financial, Business and Personal (Physical). Working on filling all circles is a challenge but I'm surrounding myself with great positive people that not only keep me accountable but that I can also provide with accountability. Ultimately it's on me. Recent examples of accountability in my life include being thankful to god each and every day, losing weight from daily exercise and nutrition, redoing a business budget and spending quality time with family and friends. Throughout it all the understanding that I can't control the results but I can control my actions is guiding me. Accountability from people in my life is helping greatly. Having a great support system to turn to during tough times is everything. Family and friends keep me accountable and I'm there for them in return.

Each day I'm thankful and each day I turn to people in my life for inspiration and support. As you go through life do you have someone to keep you accountable?

However, disclosure requirements with respect to the detectors began on January 1st CO detectors are designed to measure CO levels over time and sound an alarm before dangerous levels of CO accumulate in an environment, giving people adequate warning to safely ventilate the area or evacuate. Some system-connected detectors also alert a monitoring service that can dispatch emergency services if necessary. The SB 183 requires that alarm devices (battery or hard-wired) be installed in existing single-family homes that have a fossil-fuel burning appliance, fireplace or an attached garage on or before July 1, 2011. All other residential units will have to have the detectors in place by Jan. 1, 2013.
