Arvada's Huntington Heights Neighborhood is another desirable part of this friendly Colorado town. But it's not one of the new and trendy places, and it's not stuffed with grand estates.
It's just in a nice location with established homes and mature landscaping. Huntington Heights is west of Wadsworth Blvd. (Arvada’s main north/south road), south of 72nd Avenue, and east of the beautiful Majestic View Park. It’s close to several smaller parks too, and Indian Tree Golf Course (a public course). Some Huntington Heights residents are close enough to the Arvada Center for the Performing Arts to bike or walk there. The trains that Arvada is so well known for are 1 mile to ½ mile away. Some homes border Carr St., which is a pretty busy road.
There are 670 homes lining Huntington Heights’ hilly streets, many offering wonderful city or mountain views. There are several styles of construction, they were built in the mid to late 1960s. Most lots are between .2 and .3 acres. Only five homes sold in Huntington Heights in the past year. There are currently three for sale.
Of those that sold in the past year, the lowest in price went for $198,000. It was a short sale with a clogged sewer line. The highest in price went for $299,900. None of the five were fully remodeled, although many listed such improvements as new roof, furnace, or windows. It’s typical in Huntington Heights for homes to be well taken care of, but not usually ‘splashy’ (yes, that’s a technical real estate term!). The days on market for these five Huntington Heights homes were 178 (for the short sale), 127, 43, 4, and 37, listed in order of price from lowest to highest.
The homes currently for sale are listed from a low of $219,900 to a high of $415,000. That highest one has 5,000 square feet total, backs to Majestic View Park, and has ‘awesome views’. It’s been on the market almost a year, and started out even higher. It’ll be interesting to watch and see how much it finally goes for. The lowest one is a typically-sized ranch, is ‘dated’, and has been on the market almost five months now. The other one currently available is listed for $265,000, it’s a good-sized 2-story, and has been on the market since early November. It started a little higher.
Huntington Heights kids go to school at Peck Elementary, Arvada Middle School, and Arvada High School.
