Arvada Colorado is a small city with a historic town center about midway between Denver and Boulder.
The Wyndham Park neighborhood consists of about 600 homes, of mixed styles. There is an active HOA. Wyndham Park is south of 64th Ave and east of Eldridge.

Wyndham Park - it's a destination neighborhood. You know, like instead of someone saying they want to live northwest of Denver, they say they want to live in Wyndham Park. It's a newer neighborhood (built in 1998-2002), yet isn't near Arvada's busy train tracks.
In fact, as of last week, if you wanted a home in Arvada that was built since 1995, priced between $375,000 and $425,000, and not near the train tracks, there's only two subdivisions you could search in. Wyndham Park is one of them, but only about 12 homes sell here each year, so you'd best hurry when they become available.
Wyndham Park is in west Arvada, so residents enjoy lovely mountain views. Most of the infrastructure in this part of Arvada is newer, the area has a bright, clean face.
Wyndham Park has a friendly, small town feel due to the mix of homes and nearness to shops, restaurants, and gathering places such as the park and recently built YMCA. If you're looking for a single-family home, patio home, or town home, you can find one here. View my Wyndham Park listing here.
12 homes sold in Wyndham Park in 2008, between $345,000 and $485,000, or $162 per square foot. There was 1 foreclosure and no short sales. The homes sold for an average of 69 days on market, ranging from 4 to 179.

Arvada’s Wyndham Park neighborhood currently has seven homes for sale, ranging in price from $249,900 (for an attached home) to $494,900. One of them is a short sale.
There are two Wyndham Park homes currently under contract. One was listed at $400,000 when it went under contract but started at $450,000. The other was listed at $484,950 when it went under contract and it started at $494,950.
6 homes sold in Wyndham Park in the past six months. Their selling prices were from a low of $212,450(for an attached home) to $464,900. None of them were foreclosures or short sales.
My thoughts on Wyndham Park:
There is a 7 month absorption rate in Wyndham Park. (That means if no more homes came on the market, the current inventory would take seven months to sell.) That makes Wyndham Park a buyer's market. Wyndham Park is located in popular West Arvada, and there are many homes to choose from in nearby neighborhoods. So home sellers in Wyndham Park still need to be sensitive to pricing their home right if they expect it to sell in a timely fashion.
The average time from listing to being under contract (days on market) for Wyndham Park' sales is 115. That is higher than Arvada's overall average, but in line for the higher price range of Wyndham Park's single-family homes.
Wyndham Park homes offer a pretty wide price range to buyers interested in living in this beautiful community. Higher-priced homes tend to have 3-car garages, mountain views, larger lots and more privacy. You can get into Wyndham Park at a lower price if you choose one of the homes that border the streets outside of the neighborhood, or the main through-street, or have a smaller lot. Even so, there are many trails and parks to enhance your quality of life in Wyndham Park.
