Boulder County Loves our Pets - It's that time of the year again!
The Humane Society of Boulder Valley's annual "Puttin on The Leash" event is scheduled for Saturday, April 28th at the Coors Event Center at Boulder's CU Campus.
This year's event will follow the theme "Bark to the Future."
Special guest hosts will include
Both Silent and Live auctions will be held to keep the enthusiasm and excitement flowing throughout the evening. General admission is $60 per person.
This is a chance for supporters and animal lovers alike to come and participate in this much anticipated annual event. Amazing food and entertainment and surely a night not to be missed.
Costumes are not only permitted; they are highly encouraged and have become a much-anticipated feature of this annual affair.
This great event is proof every year that Boulder County Loves our Pets - It's that time of the year again when sponsors and attendees alike come from all over Boulder County to help raise funds to support the great efforts by the Humane Society of Boulder Valley.
The Humane Society of Boulder Valley has one of the highest adoption rates in the country. In fact, pets are brought in from all over the country; especially from areas hard hit by disaster and downturns in the economy. For example, just last week, 70 dogs (65 puppies and 5 adult dogs) were brought in from Tulsa Oklahoma and received by the many volunteers and talented staff members at the Humane Society of Boulder Valley.

New puppies have arrived ~ Humane Society of Boulder Valley
Puppies arrived from Tulsa, Oklahoma today thanks to the Petsmart Charties Rescu Wagin. 65.... yes 65 puppies and 5 adult dogs arrived in Boulder at the Humane Society of Boulder Valley today around 4:30. Some were wiggly, some where shy, some more social than other. One thing is for sure... they are all incredibly adorable and ready for their furever homes.
Boulder County loves our pets. The Humane Society of Boulder Valley has one of the highest adoption rates anywhere in the country. They take great care of all the pets arriving in Boulder and strive to find homes for every one of them. It takes quite of team of volunteers and professionals to ensure these little guys and gals are fed, given water, plenty of exercise and, of course all their medical needs addressed.
It's hard to imagine the hands needed to receive so many new arrivals all at once when you consider what it must take to tag them, feed them, bath them, and get them settled in their kennel for the night.
Here are pictures of some of the new arrivals. I don't know about you, but I think the hardest decision will be deciding which one of these darlings to take home.
Still many times, animals make the choice for us. They decide whether or not they like us and make the first move to greet us.

Boulder County Real Estate, Did You Know...FHA Loan Limits are Changing

The loan limits for FHA loans are changing on October 1st.... and the limits are decreasing. The old limits will apply to loans that are:
1) submitted for loan application, and
2) under contract, and
3) have an FHA case number by Friday, September 30th
Here is a look at some of the loan limit changes by County:
Boulder Current FHA Loan Limit = $460,000 New Loan Limit beginning October 1, 2011 = $402,050
Broomfield Current FHA Loan Limit = $406,250 New Loan Limit beginning October 1, 2011 = $368,000
Weld Current FHA Loan Limit = $417,500 ~ New Loan Limit beginning October 1, 2011 $271,050
Adams Current FHA Loan Limit = $406,250 ~ New Loan Limit beginning October 1, 2011 $368,000
Jefferson Current FHA Loan Limit _ $406,250 ~ New Loan LImit beginning October 1, 2011 $368,000
Keep in mind the limits are LOAN limits not purchase price limits. However, if you are currently in the market for a home and your proposed FHA loan is going to be higher than the above new limits, you need to work with your lender and your Real Estate Pro to get your loan approved BEFORE October 1, 2011.

Boulder County Real Estate - The face of Boulder is changing
In case you haven't noticed all of the many changes effecting the overall feel and look of Boulder...... Take another look. Boulder is embracing the opportunity to reduce its carbon footprint. Many of the exclusively retail areas of Boulder are being converted to mixed use areas....residential integrated with commercial, retail and entertainment, reducing the need to "get into the car" every time a resident wants to eat out, go shopping, or be entertained.
Boulder is leading the way with regard to alternative energy and rewarding homeowners for "green" features in new homes. Builders and homeowners alike are realizing the value buyers are placing on the "green" energy-efficient features of their homes. Just ask any appraiser who is familiar with Boulder. Take, for example, the addition of solar panels on a home.... a home owner/seller is more likely to recover their full cost of materials and installation, than anywhere else on the front range ~ let alone the state. A decrease in buyer's perceived value of such features drops in a corresponding relationship with an area's relationship to Boulder. In other words,; more market value is placed on energy-saving features added to homes in or closest to Boulder. The perceived value of such features, drops in direct relationship as the distance from Boulder increases.

Boulder, CO Homes for Sale, Stats for June 2011
Take a look at the local area statistics for June 2011 in Boulder. Keep in mind that this is just a snapshot in time but it does give us a good picture of what we saw happening in June:
1) there were more active buyers taking advantage of a lot of great homes for sale and low interest rates,
2) This is the first month since 2008 where we saw the number of homes sold in a month in Boulder break 100,
3) Average Sales price increased,
4) Average days on the Market has decreased

These are all good indicators. Also take a look at the number of active listings... Inventory is actually going down. Sellers, there are less homes on the market to compete with. If you've been waiting to sell your home, NOW could be a very good window of opportunity for you.
