CrestViewPulse.com readers! One of my neighbors here in North Boulder wrote me and the 8z Real Estate website about an open house she recently visited in the neighborhood. I thought I might as well share it with you too.
She wrote that 1105 Oakdale Pl in Boulder, CO 80304 is an inviting stamped concrete pathway leading up to the front door. Not only are there great built-ins and fireplaces throughout the home, the master bath is adorned with Adagio Glass (a Boulder company) and there's a second floor balcony.

When you take a drive through North Boulder's Crest View neighborhood, you're sure to notice the variety of housing inventory. There are the multi-million dollar mansions to cozy condos.
To give you a true feel of the spectrum of real estate I have two properties to show you.
2400 Linden Ave., Boulder, CO 80304

This home is nearly a tenth of the price at nearly $300k with three bedrooms and two bathrooms, skylights and fireplace. It's a tri-level condo with condominium with amenities like a pool. It has a private yard, great for entertaining, albeit smaller parties. It's also near Elmer's TwoMile Creek Trail. This home is not currently listed on COhomefinder but view similar and nearby properties on COhomefinder.

Pipes weren’t the only things nearly frozen this past month as I wrote on our company's website 8z.com. Please take a read through my market update and let me know if you have any questions about the Crest View, North Boulder or Boulder real estate markets.
As January transactions continued along the slow and cold path in the Crest View market, and Boulder’s market in general.
The property at 1384 Quince, listed at $412,000, went under contract in December and closed on Jan. 19 for $399,000. (And this sold figure is identical to the number of solds in January 2010: 1.) More about this Crest View home sold on 8z. All and all, a good investment at $242/psf.
Only one property went under contract in January 2011, 1730 Dogwood, after being on the market for 118 days.
However February is giving signs of a change.
This current data is an uptick for Crest View real estate and shows signs of momentum building. Inventory is going down - a positive sign.
Perhaps Crest View is bidding farewell to January’s frosty market, as February seems to be introducing warmer spring activity.

I want to personally introduce you to Crest View, my eclectic north Boulder neighborhood. It's an inviting community that can meet the needs and fulfills the desires of any individual resident and encourages homeowners to carve their own unique residential pocket in classic Boulder style. It’s a rare find in Boulder to unearth an area with no homeowners or neighborhood association. It has the best of country living and the accessibility to Boulder.
Crest View in North Boulder ranges from Kalmia Avenue to Upland Avenue from North to South and the East-West boundaries are Broadway and 26th Street. Within the neighborhood there are 1,740 homes along with great schools, bike paths, trails, parks and fine dining. There are also amenities within walking distance.
Homes dot the landscape and range in value from $300,000 to well over $1 million. Crest View lots are larger than many other home lots in Boulder and typically range .25 to 1 acre. These large lots provide adequate space to build a playground, a new addition to the home, a garden, or even to raise farm animals. Spanning from established properties to newer constructions, homes average 2,500-3,500 square feet and are stamped with the owner’s distinctive charm.
Adding to the character, the streets are lined with trees, not sidewalks. Nearly ever street has access to open trails, perfect for walk or bicycling. North Boulder encompasses a great lifestyle - and that's what I personally love about Crest View.

Even if you may not have as much sidewalk in Crest View in North Boulder, snow days just may make you tingle. Not only do you have to leave for work early with the snow, but also shovel your driveway, and any sidewalks.
