I have lived in Antelope Meadows of Colorado Springs for over 5 years now and my kids love the schools and neighborhood. Nicely tucked away on the out rim of Antelope meadows you can easily find you way in minutes to Austin Bluffs, Stetson Hills, Dublin, Academy and Woodmen. I find this neighborhood is very convenient to all the major shopping centers and entertainment.

As a neighborhood and community relationship builder I hosted the 2010 Antelope Meadows Community Garage sale with over 30 particapants and look forward to another one this year. The greatest thing is that all the schools and park is within walking distance, if you did not want to make the drive every morning. Antelope Meadows has a walking trail that cuts through the neighborhood and passes by the community park and to two of the local schools. Antelope Meadows is a community located between Austin Bluffs Parkway & Powers with easy access to Woodmen Road and/or I-25 headed North. Popular because of the access across town North and South as well as East and West yet still convenient to stores and shopping. The added benefit of Cottonwood Creek Recreation Center is a huge plus. In June 2010 there were 10 properties found. Of those:

4 are active on the market

1 is under contract

1 is pending and

4 are sold

The list price ranges from $205,000 to $276,500. The average listing is $252,600. The average under contract is $273,000 and the average sold property was $229,725 with 56 days on the market.

Home Values continue to be a mystery to Home Sellers!

Has an agent ever heard this one from a potential home owner wanting to seller their home?...Why is it that my home is not worth what the one down the street is selling for? Home Values seem elusive to home sellers has they struggle to find their way in this housing market. Home Values are based on a combination of factors, some of which I mentioned in a blog about a week ago. When trying to establish their own Homes Value, the average home seller does not factor in the over all finished and unfinished square footage, upgrades to kitchens and bathrooms and the over all appearance of the home, to include curb appeal and interior appeal.

Do's and Don'ts of Home Improvements !

Here are some quick Do's and Don'ts of Home Improvements, that might just save you some money! Home owners typically wonder what improves are good and which ones have low returns. Do's and Don'ts of Home Improvements have a lot to do with what appraisers are paying attention to, when appraising homes, as well as what improvements the home owner feels they need to do to make the home feel more livable. Here are three basic ideas you can use from my list of Do's and Don'ts of Home Improvements ---if you really want to make upgrades that are going to give you returns.

1. Curb appeal and over all visual appeal of the interior of the home. Give the home a fresh coat of new paint throughout the home--inside or out and if using different colors, make sure the colors are more neutral and visually friendly. Paint outside trim a new and matching color to existing siding color, if you don't the money to completely repaint the outside of the home.

2. Ungrade your bathrooms with new style ceramic tile, lighting and mirrors, if older than 10 years. Get rid of pinkj, green and burnt orange tubs and toilets. You can easily replace vanities with one from Home Depot, with a new sink, for a very small investment.

3. General Yard Appeal- Cut back all shrubs and vegetation. If there are windows in the front of the home make sure they can be seen out of from the house and very visabile from the curb. Add new landscaping bark and borders. Note: After putting down a vegation mat over the ground, your bark or rocks need to be at least 3-4 inches deep to really be able to keep plants and grass from growing through. Clean out back yards, clean away old shrubs, plant new ones.

Market Analysis are as good as the Realtor doing it!

Market Analysis are as good as the Realtor doing it!

Why would I say such a thing? Market Analysis are done with a combination of considerations and if your realtor is inexperienced with those combinations, his sales price number to List your home could look too good to be true and usually are! It's nice to have a Realtor say your home is worth a million, but does anyone else think so?

When doing a Market Analysis your Realtor should be considering and comparing things like homes that have sold in the last 6 months or better yet, the last 3 months, number of beds, bath, area, square footage within 200 square feet-(plus or minus is best)---This is used by Home Appraisers, finished and none finished basements, whether they are walkout basements or not, type of improvements--Kitchen, baths and over all appeal. A Market Analysisshould always be done, if at all possible, from HOMES IN THE SAME NEIGHBORHOOD, same number of garage spaces, within 5 years of your homes build date, upgraded siding like stucco, wood, Vinyl, the style of your home--ie Ranch, Raised Rancher, two story etc. (Typically Ranch homes sell for a bit more than other homes, but not all the time), proximity to the road way or obstructions--., busy street, air port, power lines, commercial buildings etc. YOUR HOMES VIEW OF PIKES PEAK--IN THIS MARKET- will not necessary be a factor in sales price or value--but more of a factor of appeal to a buyer. Only an appraiser can give any value to a homes view, only if they have another comparible home that had the identical type of view with an established price for that view. GOOD LUCK WITH THAT ONE!!!

So remember one thing, if nothing else! The realtor that is telling you everything you want to hear and has a perfect sales price to List your home at, may not have the correct market price afterall. Do not have the tendency to list your home with a realtor, just because they say they can sell your home for a high price. There is as much of an Art as there is Science, however imperfect, but not blind, manner in which to sell a home. What approach are you willing to take?
