Black Forest is located in El Paso County about 15 miles north east of Colorado Springs and about 45 miles south of Denver Colorado. With a population of about 15,000 in the Black Forest neighborhood it encompasses about 130 square miles of land. Here is the annual Black Forest Real Estate market report for January-December 2010 – brought to you by the Colorado Springs Real Estate Connection. Black Forest is the heavily treed region of northern Colorado Springs neighborhoods, and offers homes for sale in Academy School District 20. Black Forest also extends north into Monument and Lewis Palmer School District 38.

The average sales price for the homes that sold in Black Forest in 2010 was $380,992. As you can see in the graph (below) the highest average sales price was in April, at $494,226 and the lowest average sales price was in February, at $314,332.

Days on Market (DOM) are calculated by how many consecutive days a home is on the market before accepting an offer. Please note: If a home is on the market nad then pulled off for more than 30 days, the clock resets and previous days on market are not calculated in this data.
