Comparisons to last month show Briargate has experienced an increase in sales numbers, 16 to 34. Nonetheless, there has been some elasticity regarding average sales prices, bouncing up and down, depending upon the month. Entering this winter market, prices radically decreased across the board, including an 80K dip in median sales prices, almost a decrease of 73K for average sales prices, and a 75K slip in median list prices. Yet, there is now an increase in all those numbers varying $20,000 to $50,000.

January was a slow month for the Colorado Springs area and Briargate was no different. With only 14 properties closed in January average sales price was down 7.4% from one year ago and median sales price was down 12.3%. From December average sales price was down 19% and median sales price was down 29%. We did see the activity drop significantly during November and this is reflected in January's numbers. February will be a big month for closings with 59 pending properties.
