Cordera's market is starting to come around with respect to price. Both average sales price and median sales price increased during the month of December. Number of closed transactions were up to 6 closings, only April had more closings with 9, but pending transactions dropped to 1, meaning that there aren't as many recent shoppers. An interesting fact to point out is that the average sales price to average list price is at 100% for Cordera. This is driven by the fact that a number of the homes are new construction and the buyers will pay more than the list price for added amenities, such as finished basement. With the increase in sales, the months of inventory dropped to 4.5 months.

Cordera's market doesn't seem to fair as well as some of the other D20 neighborhoods. Compared to one year ago, the number of Actives, New Listings, Pendings and Solds remain about the same, but the Average and Median Sales price continue to decline slightly, 5.4% and 1.7% respectively. Days on market dropped significantly but the inventory remains at 13.5 months. Of the two properties sold in November, one was a distressed sale which negatively impacts all the numbers.

Median sales price decreased 3% for both one year ago and from September. There was a 54% increase in Days on market from September. Inventory remains healthy at 6.5 months.
