I wish I had 20 listings in Fountain Valley right now. It would be a walk down memory lane when times were a plenty for Realtors and offers were inbound before the sign settled in the yard. So what's up with Fountain Valley these days? Colorado Springs is a military town and Fountain Valley is a favorite with the active duty for its location toFt. Carson, Scriever, and Peterson bases.

One of the catalysts in the recent turn of events is the old cliché "fear of loss." As the media rants about rising interest rates the fence sitters are making the leap. Thanks CNN I owe ya one. Another factor is the condemned base housing on Peterson making way for new housing. Many of my clients have been given a 60-90 day notice that their base housing is to be torn down and they have to find a new place to live. Ft. Carson is also bringing home several of the troops and with limited base housing the choice is to rent off base or seek affordable housing in the Fountain Valley area for purchase. Finally, Fountain Valley has achieved recognition locally of being a great mix of older renovated and newer homes, convenient shopping with the new Lowe's and Safeway shopping centers, and within minutes to either the Powers corridor or I 25.
In January of 2011 Fountain Valley had 52 sold homes the most active area in the El Paso County, with an average sale price of $137,672, compared to the next most active area of Powers which had 47 sold homes and an average price of $180,000. For the first time buyer Fountain Valley is obviously a more attractive target price area.
For Investors Fountain Valley is an area to pursue with bank owned properties that just need the savvy flipping skills to do the TLC necessary to attract the buyers. Since January 2011, 16 homes sold under $100,000 and 9 of those were bank owned ready for investors to flip.
It's been quite some time since I've stood in a home my buyers wanted to write an offer on and get told by the listing agent that offers were accepted within hours of our showing. This has happened twice in the last week. Agents are also sending a flurry of emails around the office asking for pocket listings in the Fountain Valley area for buyers hoping to get a jump on the competition.
It's time to change up the game plan when shopping for a home in the Fountain Valley area these days. Time to start the day perusing the hot sheets, change schedules and get that showing appointment early, and don't hesitate to make an offer. The early bird definitely gets the worm in Fountain Valley, Colorado.

The Fountain Valley housing market continues to be a BUYERS Market, as there is currently a 4.6 month of supply of homes on the market. A 6 month supply of houses on the market is considered a "NEUTRAL MARKET". Sales units were down 17% from 2008 to 2007, but pricing was only down 5% from 2008 to 2007. 571 Single family homes have been sold in 2009 vs. 560 for the same period in 2008; a decline of 2%.
