Oak Valley Ranch saw quite a bit of activity in the past year. Oak Valley Ranch is located in the northwest part of Colorado Springs. It is convenient to many trails and is great for outdoor enthusiasts. I-25 is just minutes away, making it a convenient location to get almost anywhere.

Oak Valley Ranch is in the far west side of Colorado Springs. It is located in areas referred to as Rockrimmon and / or Peregrine. If you like to hike, bike, watch wildlife or just walk the dog this is a great neighborhood, and it’s affordable.

Oak Valley Ranch Park has a softball field, basketball courts, a play area and extra green space for soccer practice.
Wilson Ranch Park is loaded with a pool and water park, skateboard park, tennis courts, basketball courts, a play area and a big green space.
There is a greenbelt and sidewalks that make it easy to walk or bike between these two parks.

Ute Valley Park is a very big park for hiking and mountain biking.
Woodmen Valley Park, about 2.5 miles away, is partly developed and also has undeveloped space where you can see “Hoodoos” up close. Call me, David Gibson, 719-304-4684, for details on where you can see Hoodoos.
Caution, there are cactus in some of these undeveloped park areas. They can lay very low below other vegetation and be hard to see. Responsible adult supervision, appropriate footwear and pants are prudent when exploring these parks.

The nearby Blodgett Peak Open Space Trail takes you into the Pike National Forest. There are paved parking spaces and a portable potty at the trailhead.

When considering neighborhoods and homes west of I-25 , you should be aware that the Rockrimmon / Peregrine area, including Oak Valley Ranch, is home to an abundance of wildlife including bears, mountain lions, deer, coyotes, foxes, bobcats, rabbits and squirrels.
These houses are bordered by vast areas of forested areas and natural landscaping. It is not feasible or practical to pursue the reduction or relocation of the wildlife.

Governmental agencies will not take action on a request for trapping or eliminating indigenous wildlife unless there are life threatening circumstances.
Wildlife are normally wary of people and pose a minimal threat if you abide by the recommendations of wildlife officials. Never feed wildlife or approach them.

The square footage in these hoses ranges from less than 1,000 with a one car garage to 3,500+ square feet. The average square footage is about 2,000 square feet.
Property taxes in Oak Valley Ranch are lower than the average of all properties in El Paso County.

OAK VALLEY RANCH SUBDIVISION COLORADO SPRINGS
Homes in the Oak Valley Ranch Subdivsion vary in style and price. This subdivision is desirable to those who want to live on the NorthWest area of Colorado Springs. The surrounding areas are Peregrine, Mountain Shadows and Rocrimmon. I-25 is a short distance away, making it a desirable location to commute anywhere in the city.

Oak Valley and Oak Valley Ranch are Colorado Springs neighborhoods that are nestled in the foothills of the Rocky Mountains in the northernmost part of Colorado Springs School District 11. Wildlife is abundant in theses areas, and it is more common than not to see a herd of deer and multi-point buck roaming throughout many homeowners' back yards and driveways. If you are lucky, you will also see the occasional fox or big-horned sheep wandering around. Just be careful for the mountain lions!

If you are looking for a neighborhood in Colorado Springs that offers a true taste of Rocky Mountain foothill living, Oak Valley or Oak Valley Ranch may be the neighborhood for you. The housing market in Oak Valley and Oak Valley Ranch are always rather consistent, as you can't really get closer to the mountains and live in a traditional Colorado Springs neighborhood than you can here.
