February was another slow month for Peregrine with only 3 solds and 1 pending property. Average sales price was $351,000 and median sales price was $340,000, 23% and 25% respectively below this same time last year. List price to sales price is up to 98% for Peregrine sold properties and inventory is back down to a manageable 7 months.

October saw four closings for Peregrine. Of these the average sales price increased 2% from one year ago, and the median sales price decreased only 1%. Because peregrine had 3 higher priced properties sold in September, the average sales prices dropped 26% and the median sales price dropped 18%. There are 44% fewer active properties on the market from one year ago, which is showing in the average days on market and inventory. Days on market dropped 52% from September and there is currently 4.5 months of inventory for Peregrine.

September was good for Peregrine with 3 higher priced properties sold. From August, the average price increased by 30% and median price increased 37%. From one year ago, Average price increased 32% and median price increased 35%. For September there were 18% fewer properties on the market. From August, the number of sold properties dropped from 9 to 3 but there are still 6 pending properties.
