The “Heights” portion of the “University Heights” name gives a clue to part of the appeal of this neighborhood. It has extraordinary views of Pikes Peak, Pulpit Rock, the Front Range and the city lights at night.

It also is a very strategic location. Within a six mile radius, lies downtown to the south, and the Air Force Academy to the north.
Also within that 6 mile radius of University Heights are all four of Colorado Springs major hospitals. Memorial downtown and Penrose St. Francis on the north end of downtown have been serving the city for years.
The “new” St. Francis hospital and medical center and the “new” Memorial hospital north campus are both just off Powers Blvd. in the northeast part of the city.

University Heights is just minutes from the University of Colorado at Colorado Springs (UCCS) as well as the Colorado Springs Country Club.
All District 11 schools are nearby as well as Pikes Peak Christian School (PPCS), one of the largest private schools in Colorado Springs.

University Heights has two great recreation options within walking or biking distance.
Garden Ranch Park offers softball, soccer, basketball, sand volleyball and a children’s play area.
Garden Ranch YMCA, which is adjacent to the park, offers:

University Heights is bordered by the Pulpit Rock / Austin Bluffs Open Space.
Although these homes are east of I-25, residents may still see a variety of wildlife including deer, foxes, rabbits, squirrels and other animals.
It is not feasible or practical to pursue the reduction or relocation of wildlife.
Governmental agencies will not take action on a request for trapping or eliminating indigenous wildlife unless there are life threatening circumstances.
Wildlife are normally wary of people and pose a minimal threat if you abide by the recommendations of wildlife officials. Never feed wildlife or approach them.

Colorado Springs is blessed to have one of the top 10 library systems in the nation, the Pikes Peak Library District. The “East” branch library, less than 5 minutes away, is a large full service facility, complete with several meeting rooms that host a wide variety of meetings and “Meetup” groups.

University Heights was built between 1998 and 2007. There are still 11 larger lots, with lot values alone being over $200,000, waiting to be built on.
Of the 109 homes:
Minimum total square footage is 3,200+, average is 5,200+ and the largest is 9,600+.

Because of the wide range of size, lot size and features, it can be misleading to depend on sales statistics for value comparisons. The El Paso County Assessor market values, as determined by sales and tax protests, may give a better scale.
With 109 houses and 11 undeveloped lots in University Heights, there are usually 2-3 for sale. However, finding the size, floor plan and updates you prefer can take some time.
