Village Seven Market Report – Summer 2011
Village Seven is located in the EAST section of the Colorado Springs MLS. A subdivision that was designed and built with seven separate ‘villages’ in mind, it was a concept that was a brain-child of the 1960s and 1970s. It is generally considered bordered on the South by Constitution, on the East by Powers, on the West by Academy, and on the North by Barnes.
Most of the homes in Village Seven were built in the 1960s and 1970s and are classic bi-level, tri-level, and four-level homes. Homes generally run $200,000 and under, except for the larger four-level homes ‘higher’ up the hill.
The ‘typical’ Village Seven home has three or four bedrooms, two baths, and a one-car garage. They are often noted for their large lots, and it is a family-friendly area with schools, parks, churches, hospital, and grocery stores within walking distance.
During the summer of 2011, an average of 21 homes per month were sold. With 131 listings currently, there are 6 ¼ months of inventory in this end-of-summer market.

Do you have vision? I have a Seller, older, out of state, husband died. She has a house that needs some 'pick me up' in Village Seven in Colorado Springs, which is a 1960/1970 neighborhood of bi-levels, tri-levels, and four levels. It's been a rental and she has never seen it.
She doesn't want to decide on color and wants me to take care of picking the paint. It is that bland late 1970s beigy-creamy-pinky color that is similar to all of the rest of the houses in the area. Do you do something a little more imaginative (green, blue, yellow)? Or do you do something that keeps it bland and blending in with the rest of the boring neighborhood? I would LOVE and appreciate some input.

I preview a lot of Foreclosed properties in order to find the hidden gems for my buyers or the good fix and flip potentials for my investors. This week I came face to face with one of the most unusual trespassers I've encountered to date.
Before entering a Foreclosed property I walk the parameter looking for signs of forced entry or recent inhabitants. Remember these are supposed to be vacant properties so I should not see fresh trash lying around or open windows or doors.
During my parameter search on this particular property I found the most unusual entry holes in the siding. I've seen this before but what exited took me completely by surprise and brought back memories of Tippi Hedren of "The Birds." The only inhabitants I've seen do this type of damage are woodpeckers but what started flying out of these holes was none other than Robins and ones with a bad attitude to boot.
I entered the home to examine the damage by such a large infestation and expected to see nests everywhere. Interestingly enough no nests were visible on either floor of this Bi-level home. That could only mean one thing- the infestation was between floors. This was a job for experts and luckily we have the good fortune of one such company in the Colorado Springs area: A All Animal Control of Colorado Springs.
AAAC home page says it all when they distinguish themselves as humane wildlife control experts and not "old time animal trappers." The critter list is quite extensive and extraction even includes repair and preventative measure against future infestations. This is a one stop pest removal company.
Was the home one of those hidden gems? Actually the rest of the home was not bad and with a little TLC it could be restored to its former glory. The estimate on the Robin removal and repair would be included with the offer along with photos of the damage. Too bad I can't include additional charges for pain and suffering endured by this Realtor during the attack of the Robins.
