Windjammer is one of the core subdivisions in the Briargate area. The 270+ homes were built from the early 80’s to early 90’s.

These homes are zoned to the highly recognized Academy District 20 schools. Rampart High school is adjacent to the subdivision; elementary schools, middle schools, District 20 stadium, and the East campus of the Classical Academy are nearby.

Colorado Springs is known for having plenty of parks and Windjammer is no exception. Rampart park, Ford Frick park, and Wedgewood park are nearby and the John L. Stone park, which features a skateboard park, is just minutes away.


Windjammer is close to major shopping centers that include Walmart, Sam’s Club, Target, Home Depot, Lowe’s as well as a favorite local hang out Bird Dog BBQ.

Life Time fitness, VillaSport and the YMCA have outstanding facilities nearby.

Houses in Windjammer vary from 1,500+ to 4,200+ square feet.

Many houses have oversize garages but a few of the two stories have garages that are on the small side.

While there are outliers, some sales below $200,000 and some sales over $300,000, houses in Windjammer typically range from the low 200’s to high 200’s.

Single Family Homes in Windjammer were primarily built from 1983 to 1987 with an average age built of 1985. The majority of the houses are 2-stories and four-levels, with 3 baths, with 2 car garages.

The Windjammer housing market continues to be a SELLERS/NEUTRAL Market, as there is currently a 3.5 month of supply of homes on the market. A 6 month supply of houses on the market is considered a "NEUTRAL MARKET". Sales units were down 7% from 2009 to 2008, but pricing was down 17% from 2009 to 2008. sales units have continued to see a decline in 2010.

The area is bounded by Union Blvd. on South & East, Lexington Dr. on the South & West and Research Parkway on the north.

There are several parks in the area including Ford Frick and Wedgewood. The School District is 20, and the majority of students go to High Plain Grade School, Mountain Ridge Junior High and Rampart High School.
