You will find this neighborhood just east of our major north-south highway, I-25. It is a community of properties ranging from .25 acres to 1 acre. As a Colorado Springs Realtor, this is my assessment of this particular area (coordinates 2001-2111 side and 4444-4445 top).
There has been a decline, yet it has been slight, in the listing sales price over the last 12 months, roughly by $10,000 in the $450-500K range. Days on the market have been improving and could potentially be related to the sold price decline as well as the time of year. List to sales price seems to be improving slightly – ranging around 3-3.5% of list to sales price – this does not include closing cost concessions. The great news is that Monument homes have almost doubled in sales from the last three months compared to the nine months previous.
Active Home Market Activity:
Currently there are 41 Active Colorado Springs Homes for Sale between $400-550K within this coordinate range. This means that on average, one home sells in this price point a month.

Woodmoor is a community that is located in Monument, east of I-25. The neighborhood is east of I-25, north of Higby Road, south of County Line Road. It also includes the Woodmoor Golf Club and Lake Woodmoor.
Most of the homes in the area area are included in the Woodmoor Association and the yearly dues are around $200.00.
Single family homes in Woodmoor in Monument currently range in price from $191,000 to $600,000 There are currently 68 houses for sale, and 11 under contract. The average price per square foot is currently $108.00.
