Salida Colorado Things To Do: Monarch Mountain March Skiing

Our ski season has not been the best this year, similar to many places in Colorado but it is now!

Conditions: Powder and Packed Powder.

My favorite conditions now (not as young as I was) is packed powder. It is like skiing on air.

There are 6 lifts and 59 runs, enough to find your own level of difficulty and pace. Waiting in line is a concept we are not exposed to.

Runs:

Easiest: 14

Medium: 16

Black Diamond (Difficult): 21

Double Black (Extreme): 8

Upcoming events: Sunday March 11th. Monarch is having their 1st annual Butterfly Roundup. Teams of two ski or ride around the mountain looking for colored butterfly stickers worth various points. And, it is free....all ages. Come join the fun!

Salida Colorado Real Estate and Buena Vista Colorado Real Estate Sales trends....

According to the National Association of Realtors®, existing-home sales are rising. Nationally, they rose in January, indicating that on a national level, there were three gains in the past four months. Over the past year, existing home sales (not new construction) rose 4.3%.

In our MLS region, Salida, Buena Vista, Nathrop, and Poncha Springs (Chaffee County Real Estate), there has been an increase in sales as well .....a whopping 18% year over year difference from 2010 to 2011!

For Fremont county, although the volume was less, the number of sales increased 18.3% ... very good news.

It looks like we may be stabilizing!

And it is looking as if 2012 will equal or surpass that, when looking at the closed and pendings.

Good news, Chaffee and Fremont County!

Many of you have asked about the market in Chaffee County, especially Salida Colorado real estate or Buena Vista Colorado real estate. I have pulled the numbers for Days on Market, Number of Sold Properties (all types) and Sold Prices since January 1, 2006.

The analysis of each graph can be found below the image with an overal analysis at the end.

DAYS ON MARKET

Looking at the overview of time on market in Chaffee County, is actually good news or at least not much change. Days on Market is not much different than 6 years ago. What we have noticed, which is probably why 2011 Days on Market are a bit high is that the prices have dropped (next graph) enough that home sales have picked up.. those homes that have been on the market for a very long time are selling.

We have witnessed a growing number of sales since November, 2011. For the first time in over 4 years, we are seeing multiple offers and houses reasonably priced that hit the market are selling quickly because buyers realize that we are at the bottom of our crisis curve. If the 2 month closed properties and the number of pendings that we are seeing so far in 2012 continue, our number of solds should be up significantly.

Sold Prices for all Property in Chaffee County Since 2006

Since we are a resort town without huge condo developments, our sale price has not varied as much as other places in the country. One of the reasons the market has been so brisk so far in 2012 is the drop in prices. We may have a bit more to drop depending on what happens with foreclosures in the area but... I think we are at the bottom of the curve, as do the buyers coming in and snapping up properties.

Overall, 2012 is looking up. Sellers are more optimistic and ready to price more accurately, buyers are showing up and mortgage lenders are loosening their requirements for borrowers..Salida Colorado Real Estate - A national Upward Swing in Mortgage Lending... all good news.

FINALLY! It feels like spring.... Yahoo! Started the day with a dog walk with Tony Bussing, owner of Gone to the Dogs.

Next, we took a walk with our dogs (had a client who cancelled ... he is a snow plower with CDOT and was called out.. not here thank you!).

When we got home, we opened all the doors, aired out the place and added some very fun touches to our kitchen...

While we were enjoy a perfect Salida Colorado Day, we saw other folks kayaking. The Arkansas River runs right through downtown and this person's antics were viewable from the Boathouse Cantina.
