Simply, this is the most comprehensive statistical information compiled about real estate in Colorado Springs. Not only are there substantial markers about the trends of our local market, but Benjamin Day and Hannah Parsons have incorporated macroeconomics in their detailed analyses.
Ben points out to extraordinary strengths about Colorado Springs Real Estate to consider for your participation in this very prime market for 2012:
First – “Seller probability of sale in 2011 was 60.1%. In 2010 it was 47.6%. That means a seller’s chance of sale INCREASED by 26% in 2011. With a 10 yr low in inventory, sellers have little competition.”
Second – “It is $4.77 per thousand to finance your money these days. That means the Principal & Interest payment on a $200K mortgage is only $954 a month.”

National Do Not Call List - What Good Is It?
Is it just me, or have the solicitation calls been coming fast and furious lately? I have every number known to be in my possession on the National Do Not Call Registry, and still they keep calling.
There is not a day that goes by that doesn't bring at least three or four of these unwanted phone calls. There is not a day that goes by that I don't ask, AGAIN, for someone to put me on their DO NOT CALL LIST. It is ILLEGAL for them to solicit with a pre-recorded message, but how do you turn them in?
When a solicitor calls me, I tell them that I am on "the list" and to please put me on THEIR Do Not Call List. Then I program that number into my phone. I have one from Google soliciting me to rank higher on their listings. I get at least two calls per day from them, but there is no way to trace or report it because it is a pre-recorded message.
If it's a human and I ask for a name, they hang up. Be that as it may, I'm working on it. Just can't figure out why all of a sudden they are so prevalent. There is also an email going around that your cell phone numbers are going to be released to solicitors this week. That is a SCAM. However, it IS a good idea to get your number put on the list if you haven't already done so.
You need to call from the number that you want put on the list, and then they legally have 31 days to get you on THEIR list. I'm pretty sick of it. Have YOU found a way to stop them?

The number of Colorado Springs homes that were on the market in June 2010 was almost 6000. The inventory of homes that are on the market now is half what it was in 2010. Home inventory is shrinking and foreclosures are down. If your thinking of selling now would be a great time to get your home on the market.

The reality of calling your Sphere
If your insurance agent called you and asked about your family, how your life was going, how is your business, and made pleasant conversation for a just a minute or two, that would leave you with a warm feeling, right?
But what if, at the end of that conversation, the agent said, "If you know anyone who might be looking to purchase insurance, would you please pass my name along?" How would you feel about the phone call then? You would feel that you had just been used, or that they didn't really care about you, or that all of that nicey-nicey was just a front for them to solicit you.
I know that there are many companies who train their Agents to follow a script and ask for referrals. No thank you. I don't want those phone calls, MOST people don't want those phone calls, and it makes you seem very insincere. It actually would ruin the trust factor that I have with you were you trying to solicit me in that manner.
So when you call your sphere, stop trying to sell yourself. Build the relationship and they will remember you when they hear of someone wanting to buy or sell a home. As opposed to not wanting to pick up the phone the next time that they see your number on caller ID because they know that you are just trying to pump them for referrals.
We are in the RELATIONSHIP business. Build that and they will come.
And if you are not already a Subscriber, maybe now is the time (now THAT was a solicitation LOL).
