Hi Everyone,
I hope you had a great New Years! On the mountain we had a terrific fireworks display and torchlight parade of which you can see a time lapse video by clicking here. For those of you who managed to make it to Crested Butte over the holidays you enjoyed warm, sunny days on the slopes. To be honest it felt more like spring skiing than the start of winter. After six really good years of snowfall we were off to a rough start, but as with many winters in the Colorado Rockies they can arrive late and with a vengeance! Despite the slow start to the season everyone was enjoying the perfectly groomed slopes, sun and warm temperatures.
With a vengeance winter has arrived! In the last three days we have received over 15" of the light fluffy stuff. The forecast is calling for snow the rest of the week so if you haven't planned a trip make your flight reservations now as there are some great flight deals if you book !
Crested Butte Market Update
Real estate sales have concluded for the year at levels we have not seen in years. Our upper valley (Almont North) finished 2011 with 222 sales of condos and single family homes representing a 32% increase over the total sales from last year. With $98,017,653 in sales and another 28 transactions totaling $16,005,298 under contract including a $4mil home and three others ranging from $1mil to $1.7mil it is clear the luxury market is on the rebound. Combined with the years total land sales of $7,861,850, 55 transactions, we have comfortably surpassed $100,000,000 in sales for the upper valley. Land experienced the largest improvement over last year with an increase of 45%.
I am pleased to announce that my office realized just over 21% of the total volume of sales in the upper valley making us the number one performing real estate office in the Crested Butte area. I managed again to be the third highest producer in my office as well as first in the Crested Butte area for number of completed transactions for 2011. Thank you all for making this possible.
With all of these recent sales the market has been much more competitive for the well priced product. Bud Light is now the official beer of CBMR! There are several reasons for this change. Our marketing partnership is with Anheuser-Busch, of St. Louis, Missouri. A nationally-based partner allows us to activate nationwide marketing initiatives to broaden our reach to bring guests in from outside of Colorado. Anheuser-Busch has already lined up co-branded radio spots across the country. In addition to this, they are planning to make a special Crested Butte ale that will be featured around the resort and eventually in town. While our partnership with Coors was very much appreciated, we felt that we needed to leverage this new relationship to bring guests here and to encourage new prospective guests from neighboring states rather than to discount the experience to destination guests who are already in Colorado.

Real Estate Market Momentum for 2012
If the real estate market momentum we realized in 2011 is any indication of what we can expect this year, 2012 will be a good year for the Crested Butte real estate market.
Consider the following:
In 2011, the single, highest residential real estate sale we realized in Crested Butte was $3.125 million. This sale marked the first time since June 2007 the $3 million threshold was cracked for a home purchase at this end of the Upper East River Valley.
Also in 2011, we realized over 220 sales of homes and condos from Crested Butte South to Mt. Crested Butte. This is a jump from 143 total sales in 2010. We passed $105 million in total sales volume - the first time we've done that since 2008. And, we hit this mark with mostly all cash investments!
During 2011, the average days on market for sold homes and condos sold went down and average sold prices and average sold prices per square foot went up in all areas including Crested Butte South, Crested Butte and Mt. Crested Butte. See Advisor Issue #9 for details.
Already in 2012, we have realized a $4 million sale of a Sotheby's listed home in the Prospect ski-in ski-out subdivision. Its been over 6 years since somebody has purchased a house in our market for $4 million or more. (2005 sale: $4.3 million Skyland home). This is momentum!
Teocalli Park and CBMR's New Master Plan
The North Face lift with chairs? Two new ski lifts rising a total of 8000 feet to the top of something called Teocalli Park? CBMR has submitted a new master plan to the US Forest Service and its quite a departure from the Snodgrass Mountain expansion plan that was denied a few years back. Did You Know - "The Crested Buttes"
The East River Valley where Crested Butte is located was once used as a summer residence by Ute Native Americans. The Utes were quickly displaced when white explorers - beaver trappers and surveyors - first entered the valley. Captain John Gunnison, Gunnison County's namesake, was one of the first explorers to find the valley. Crested Butte got it's name from a geologist named Ferdinand Hayden who was on 1873 expedition surveying the Elk Mountains. From the top of what is now known as Teocalli Peak, Hayden referred to present day Crested Butte Mountain and Gothic Mountain as “the crested buttes.”
