In 1932, the Historic Phipps Mansion was built. The Historic Phipps Mansion, was designed by architects Fisher and Fisher, and is a palatial 33,123 square foot red brick Georgian Mansion with 54 rooms. Sitting on 6.5 acres, the Historic Phipps Mansion is located at 3400 Belcaro Drive in Denver's Historic Bonnie Brae and Belcaro neighborhoods. Built by United States Senator Lawrence Phipps, the Historic Phipps Mansion was called "Belcaro" which in Italian means "beautiful dear one". The Historic Phipps Mansion took 2 years to construct (from 1931-1933) and has 7 bedrooms. Each bedroom in the Historic Phipps Mansion has its own dressing room and private bathroom. The Historic Phipps Mansion is a treasure trove of artwork, antiques, tapestries and sculpture.

In 1960, the widow of Senator Lawrence Phipps, Mrs. Margaret Phipps, donated the Tennis Pavillion to the University of Denver (DU). The Tennis Pavillion at the Historic Phipps Mansion was the first indoor tennis facility built west of the Mississippi River. Four years later, in 1964, Mrs. Phipps donated the entire Historic Phipps Mansion to DU as well. Since the transfer in 1964, The Historic Phipps Mansion has been used as a conference center and museum. The Historic Phipps Mansion has long been a popular location for weddings, Bar Mitzvah and Bat Mitzvah celebrations and other social events.
In 1997, the United States government held a state dinner for the Heads of State from Canada, Japan, Russia, Italy, Germany, England, France and the European Union at the Historic Phipps Mansion. Today, the Historic Phipps Mansion is a designated Historic Landmark.
The University of Denver recently put the Historic Phipps Mansion on the market for $9.5 million and is hoping to sell the Historic Phipps Mansion as a single family residence.

These are my first attempts at posting neighborhood market reports in the Denver, CO market. I want to penetrate my the luxury home marketplace. This is certainly a challenging market in normal times, and in this times its like I'm the Don Quixote of agents.
A seperate blog is in order to determine my plan to crack this market segment. One important disclosure point is I'm really only interested in being a buyers agent in this marketplace. You might actually be better served by another agent for listing your home for sale.
What is important to focus on is
Count = Number of homes for sale
Avg Total DOM = 180 or less indicates sellers market. Higher favors the buyers
Avg list price = what the average list price is
Median = Where half the homes are more expensive and half the homes are less expensive
Volume list price = If you wanted to buy every home in that neighborhood how much it would cost. I find this figure very amusing.

Belcaro homes and neighborhood in Denver
Belcaro is located just East of Bonnie Brae neighborhood and South of Polo Grounds in Denver. Belcaro features some of the most elegant and expansive homes in Denver. Large ranch style houses with sprawling, well-kept lawns and lush trees lining the streets characterize Belcaro neighborhood. Some of the older homes are being torn down (scraped) and larger two story homes are being built to replace them.
The Belcaro neighborhood gets its name from the Belcaro mansion of Lawrence Phipps, which has 54 rooms and now serves as a museum and a conference center. Phipps was a Colorado senator in the 20s and 30s and he developed much of the Belcaro neighborhood after his retirement from the government.
Belcaro is close to the Bonnie Brae Shopping District as well as South Gaylord Street shops and quint eateries. Cherry Creek Mall and Shopping isn't far away either.
The central location of Belcaro neighborhood including proximity to shopping and restaurants makes Belcaro one of the sought-after neighborhoods in Denver.
