Yesterday morning, we were greeted by the sight of a very rare and beautiful visitor to these parts - at first, from a distance, we thought it was Lonesome Sam, our fair-weather pelican, come back early from whever he hangs out in the winter, but the shape and size seemed wrong. We're guessing from the black bill that it's a Trumpeter Swan, hanging out with our resident geese. It was still there this morning, and seems very content.

Inspired by Anna Banana's beautiful sunrise photo from sunny Phoenix, I wanted to share how our resident geese are spending the day, sunning themselves on the beach here at our lake, while we humans seek refuge from the sub-freezing cold by huddling next to the fireplace, wrapped in our snuggies, sipping cocoa with a healthy shot of rum, and hoping for a thaw.

Here was his question. “I would like to short sale my house. However, the foreclosure has already started. I don’t know how soon the bank is going to come and kick me out. Can I still short sale? Or, is it to late? Dave.”

Here is the answer to his Question. Dave, yes you can still short sale your house. It does depend on how far along you are in the foreclosure process.
You have to remember that the foreclosure process can take a long time. We have seen foreclosure court cases drag out for 2-3 years. In one rare case Patsi Campbell, a homeowner in Florida, had a foreclosure drag out for 25 years. However, that is a fluke.

As I was driving in to work this morning, I passed my neighbor walking her dogs. I really admire her dedication to her animals’ happiness. Her oldest has some arthritis problems and wouldn’t be able to do the morning walk without some help, but that’s no reason to leave him at home.

Every dog deserves a great owner, and these two Golden Retrievers hit the jackpot.
