There is a huge Home and Garden show at Island Grove Park in Greeley, on Feburary 26, 27, 28th. This is the 27th annual show and there is always a big turn out. 20,000+ people. There will be lots of vendors, give aways and workshops. Free admission. Sposored by the Greeley Tribune.

This is a nice quiet street of brick houses. This house is in good condition on the exterior and has a large covered deck in the back. The upstairs has 3 BR’s, nice wood floors and a savable kitchen but only 1 small bathroom. There’s a second bathroom in the basement but there are signs of mildew in the basement. The bedrooms downstairs do NOT have fire escape windows and I doubt the kitchen in the basement is legal either. I give the basement little value as-is.

From the outside this is one of the worst maintained house on the street, but it’s not that bad. The inside needs all new flooring, a good cleaning and painting. There’s a missing kitchen drawer that’s going to be hard to replace and an illegal kitchen in the basement, but that’s about it. The basement bedrooms do have fire escape windows and appear to be legal and the bathroom is okay if you don’t mind the washer and dryer in the same room. If you can swing $23,000 more, you’re probably better off with 428 E 28th Street Lane Greeley $100,000

Riverview Farm is east of I-85. It's certainly farm, but I didn't see the “Riverview” in the community. Not a bad house. It needs new carpeting and I thought it smelled like a campfire when I first walked in but there’s no fireplace. Weird. If you are looking in Riverview Farms be sure to also see 330 E 28th Street Greeley $100,000

Something about this house caught my attention. When I first looked at the poor condition of the exterior I thought: “Here we go another piece of...”, but I was wrong. Yeah the roof is going to need replaced soon, because the “new” asphalt shingles were installed right over the original cedar shakes. There’s already been a leak in the closet behind the chimney. I also question the condition of the garage roof, but the rest of the exterior stuff should be minor.
I was pleasantly surprised by the interior. The fireplace needs something to make it stand out but the rest of the house has character. The Bedrooms and large but I really like the HUGE kitchen. With the exception of the odd mix of tile and new wood floors in the kitchen, most of the remodel work looks nice. I am especially impressed with the amount of work that has been done in the basement and on the foundation of this home. Although there are some usable rooms in the basement, the stairs are a little steep and there’s no fire escape window.
