The Preserve Greenwood Village Home Sales
The Preserve Greenwood Village Homes have been selling at the rate of 1-2 per month this year. So far 18 houses have sold in The Preserve in 2009. A few more houses sold in 2008. The inventory remains at even 30 houses on the market at the end of October.
One of the bigger statistical differences this year compared to 2008 is that homes are selling on average for less per square foot. The average in 2008 was near $400 per square foot. This year depending on the month the price per square foot has dipped to low 200s and averages around $340 per square foot.

As of Nov. 15th, 2009 there are 28 homes for sale in The Preserve in Greenwood Village CO. The prices range from $864,900 to $8,900,000. The price per square foot ranges from $271 to $979 per square foot. Two of the houses on the market are lender owned new construction and the lender has cut prices drastically. One of these bank owned homes is offered at 50% of the original price! (call for details).

These are my first attempts at posting neighborhood market reports in the Denver, CO market. I want to penetrate my the luxury home marketplace. This is certainly a challenging market in normal times, and in this times its like I'm the Don Quixote of agents.
A seperate blog is in order to determine my plan to crack this market segment. One important disclosure point is I'm really only interested in being a buyers agent in this marketplace. You might actually be better served by another agent for listing your home for sale.
What is important to focus on is
Count = Number of homes for sale
Avg Total DOM = 180 or less indicates sellers market. Higher favors the buyers
Avg list price = what the average list price is
Median = Where half the homes are more expensive and half the homes are less expensive
Volume list price = If you wanted to buy every home in that neighborhood how much it would cost. I find this figure very amusing.

The Preserve Greenwood Village Home Sales were moving along in Aug 09. Two homes sold in August, both for just over one million dollars. The slower winter months are almost here - well typically they are slower and no drastic changes are expected for this winter season. Only one house is currently pending sale in The Preserve.

The Preserve Greenwood Village CO Home Sales & Real Estate Trends Jul 09
Two houses sold in The Preserve in Greenwood Village in July, which is a large drop from July of 2008 when six houses sold. The trend of houses staying longer on the market continues. The average sold price is steadily lower than what it was a year ago.
