Greenwood Village is truly a great place to live. Whenever we get a snow storm, Greenwood Village has the roads plowed and is working on the paths and biking trails, before Denver and most other cities have taken care of their main roads!

Speaking of the paths and biking trails, that is what I really wanted to write about. Not only are there many parks, trails, and bike paths, the City of Greenwood Village, offers it's residents a "Recreation Reimbursement Program."

Residents of Greenwood Village are reimbursed for almost anything they do, and are charged for, that is recreational. From soccer, and Little League baseball, to Golf, if you are doing it, you can get re-imbursed for your costs! The amount they pay is 50% of the cost you incur with limits of $50 per activity and $500 maximum annually per household. But, that's $500! Not a bad deal, so get out there and get re-imbursed!

auctionAfter 16+ years selling real estate, I recently saw my first real estate auction! I live in Cherry Creek Vista, and I wasn't bidding or even in the direct audience. I was actually on my back patio, because one afternoon last week, a bull horn was being used in the back yard of a neighbors house. And wondering what the heck was going on, I went to investigate. It sounded like a SWAT Team was dealing with a hostage situation!

I found that a property almost directly behind me was being sold at auction. There were about 15-20 people in attendance, and an auctioneer, using a bull horn, calling out the bidding. It turns out the home sold that day for $310,000, I know because the whole neighborhood could hear what was going on.

Now my question is this. Are Real Estate auctions a good way to sell properties? I believe whoever bought the home got a good deal. I estimate the house was worth $350k-$400k, although I hadn't been inside. My first thought was I could have sold it for more than this. So why would the owner/bank sell at auction, and take a below market price?

Comments from those with auction experience would be great. I think everyone here could learn alot from your responses.

I do know I will be attending more auctions in the future, to check them out!

Greenwood Village real estate has a higher price point than some of the other south Metro Denver area real estate markets, and even though there are less Denver home buyers in that high end market, there is still some activity. Things do take longer when you get into this market and again, pricing is key. Homes that close in January typically reflect some of the activity of the month before, and in this case it would be December - and there just wasn't that much activity in this area at the end of December. I believe that we will see February home sales numbers in Greenwood Village rise a bit and continue a better trend in getting homes sold in Greenwood Village.

The amount of Greenwood Village real estate supply is currently at a level of just under 9 months - which is a bit high - but again the conditions of the higher price point and time of year need to be taken into account.

Here are numbers for January 2008 regarding the real estate activity in Greenwood Village, Colorado.

On February 1, 2008, there were 134 homes that were Active Listings - Homes for Sale in Greenwood Village.

Of those, 30 were new listings in Greenwood Village in January.

In January 2008, there were 15 homes that were Under Contract.

10 homes in Greenwood Village closed in January.

Colorado Living - Cutting Down Your Own Christmas Tree - You Need More Than a Good Saw

One of the common things I hear from clients once they have relocated to Colorado -is they just can't wait to cut down their first Colorado Christmas tree. While this sure tends to be a popular event, you need to be prepared in advance or you are going to be out of luck.


What most people don't realize when they are new to the area, that to cut down a tree in the national forest, you need a permit from the forest service. And these do sell out, so it's not something you can just decide the day before. In fact as I write this, one of the areas for this year that is very popular with Denver area residents is already sold out - Buffalo Creek. There are others nearby such as the Rampart Range area south of the Denver area or you can venture further into the foothills and mountains and make a whole day of it.

Getting a permit to cut a tree in the national forest is not difficult, you just need to know how to go about it. Fortunately the Forest Service web site is extremely helpful and will show you how to purchase your permit (very inexpensively I might add) once you have picked a date. There is all sorts of information to help keep you safe (hours you can go, remember to fill your tank, bring chains for your tires in case it snows) to tips on how to keep your tree alive in your home longer. Almost all of the locations do require four wheel drive vehicles.

Its important to know how to care for your tree once its indoors, and if you are new to Denver this will be a little different than in other locations. Due to the very low humidity and our altitude, cut trees require a lot of water - more than you may be used to. And of course if a tree dries out it is a tremendous fire hazard which is just plain ol' scary. It is not uncommon to see trees being pulled out of homes before Christmas in the Denver area - because they just got too dry. If this happens to you, don't risk it - take it down. But if you follow some of the guidelines on the forest service page (even if you didn't cut it down with them) it can help you preserve your live tree longer.

Oh, and don't bring a chain saw - they are not allowed. A good hand saw will do the trick.

Westlands Park in Greenwood Village - A community Park that is anything but Ordinary!

My own childrens' favorite activity is running in the fountains, in the summer of course. Adjacent to a shady hill lies a variety of fountains to run, jump and play in. And just nearby is one of the picnic shelters, perfect for that afternoon snack or evening picnic. Mountain views abound and the the buildings from the nearby Denver Tech Center (DTC) are visible in the distance.

The playground area itself has 3 distinct different areas and offers activities for every age level and is a big part of what makes this park so special. The littlest ones will be comfortable in the toddler play area, which is still larger than most playgrounds. Even the typical monkey bars are spiced up with zip lines and climbing activities. Even the older set will be content with rock climbing activities for the more adventurous. Grassy areas and picnic shelters are located throughout the playground area, perfect for watching your little ones play.

Fly a kite in Westlands ParkThe large fields are are a fantastic area for kite flying or impromptu games and some community sporting teams practice here as well. Homes in the nearby neighborhoods border the fields on the far side.

The far end of the park includes an in-line hockey rink and another picnic shelter. There are several restrooms throughout the park as well.

Whether you live in Greenwood Village or just looking for another Denver area park to visit, Westlands Park is a true gem!

Greenwood Village is in Arapahoe County, just south of Denver, and the main entry of the park itself is on Quebec, just north of Belleview Ave, just behind the Greenwood Athletic Club.
