When searching for a home in the Denver suburbs, school boundaries are sometimes a very important qualifier for the search location. While Colorado is an open enrollment state, the opportunity to enroll children at any public school only exists if there is room. Some schools are at or near capacity, and living within the school's geographic boundaries can sometimes be the only or best way to be certain of enrollment. Additionally, if you do not live within the school boundaries, school bus will not be a transportation option for you.
Fox Creek Elementary is a K - 6 school in Highlands Ranch and part of the Douglas County School District. Fox Creek is on the modified calendar with a summer break a little shorter than a traditional calendar and spring and fall breaks a bit longer.
Fox Creek Elementary is located in the Eastridge are of Highlands Ranch just off of Quebec. The boundaries currently include neighborhoods and homes in Eastridge that are north of University, west of Quebec, and east of Colorado Blvd. Kids that have Fox Creek Elementary as their home school elementary school feed to Cresthill Middle School and Highlands Ranch High School.
Here are all of the homes available for sale in the Fox Creek Elementary School boundaries. This map is a feed from the Denver MLS that will show current listings at all times. Only a maximum of 50 listings will show on this map at one time, to see more in an area, either click on that area to zoom in, or click the "View All" link at the bottom left corner of the map.

This is a question I recently received. I was the buyers agent for these clients when they bought in 2006. They are ready to sell now...but when the bought they put enough money down that the bank did not require an appraisal.

We are being transferred to _____________ and would like you to come by and give us the value for our home. We do have a question. We feel the home is larger then the Appraisal District has in their records. Can you give us some advice on how to get a measurement for our relocation company.

In reference to the square footage measurement...I suggest you get an appraiser to come (I will email you three names) by and do a measurement only appraisal. They generally charge around $100 for this service and we will be able to list the home size per appraisal in the MLS.
It is not unusual for appraisal districts to have the wrong size in their records. They often accept the original builder plan for size. Many appraisal districts...yours included...do not re-measure.

I spent some time on Saturday taking a break from working with some Denver home buyers to watch my daughter's soccer game. This picture was taken in the "Eastridge" area of Highlands Ranch in Heritage Park, just south of the Highlands Ranch Post office.

My blogger friend from across the country has given me a scoop to tell you about. Cindy Jones lives in Northern Virginia, and has told her readers
about one of her favorite Hamburger hangouts - Five Guys. I actually know of them vaguely - I have family in her neck of the woods and my brother in law mentioned to me that he likes Five Guys. My wife visited this summer and became familiar with them as well.
Well, Cindy has family here in the Denver Suburbs - right in Highlands Ranch so she has shared that her family will soon be able to enjoy Five Guys. So I did a little web surfing and found the location - looks like Five Guys is going to be off of University where Colorado Blvd meets Highlands Ranch Parkway - or somewhere in that vicinity. Since there is shopping and restaurants on all four corners - I am not yet certain of the exact location, but I will find out and keep you posted.
Five Guys already has a location open in Aurora on Parker Rd at the Promenade on Parker and in Fort Collins. They will also be opening restaurants in Colorado Springs, Longmont and a second Fort Collins Location. I may need to head over to Aurora soon and see what the buzz is about.
According to the Five Guys web site - it is a Zagat rated Top 40 Bangs For The Buck." I am all about Bangs For the Buck, especially if its really good.

I was a little surprised to read an article in the Highlands Ranch Herald this week that the HRCA is now taking memberships from those outside of the Highlands Ranch HOA boundaries for membership. You can read that article here.
Its not the idea that surprised me, I have heard this idea kicked around in thought speculation for some time now. But I was surprised that it has started so soon.
HRCA has begun a program that they are offering up to 200 memberships for people to join.
Highlands Ranch is almost built out - that is no surprise. So at some point in the non so distant future homeowners dues will come in from existing homes only and growth will no longer be an issue. So increasing revenue without memberships would really only come from increasing dues - so this also seemed like a logically alternative.
How do I feel about it?
Actually I am ok with it. I think 200 memberships is a good number to try out. I know there are times of day where the Rec Centers in Highlands Ranch can be crowded and I know that my wife always mentions that the outdoor pools in the summer are a bit crowded form time to time - but overall I feel that it is manageable to increase revenue in this fashion.
Here are just a few examples: My daughters basketball league was canceled this summer due to not enough players. There are times mid-morning when at least half of the exercise machines in the Westridge Rec Center are not being used when I am in.
I do like the idea that they are thinking of alternatives instead of just raising dues. It shows that many folks are really looking at alternatives instead of just blanket increases. I hope innovative thinking continues.
By the way, I am not sure how many have purchased memberships yet. It would be interesting to know how its going in a few months or so.
