What Golf Course Communities in the South Denver Suburbs Have Homes in the $500,000 - $7000,000 Price Range?

Living in a golf course community is something that I am often asked about, I recently had a conversation with a Denver relocation client and he was surprised to learn that there are several golf course communities in the south Denver suburbs to consider that were in their price range.

There are also homes above $700,000 available in the Highlands Ranch Golf Club neighborhood as well, if you are looking above that price range, this could still be an option.

As I mentioned in the video, the Highlands Ranch Golf Club is just one community that you could consider if you were looking in the $500,000 - $700,000 price range.  Now keep in mind, this doesn't mean you are going to be backing to the fairway with serene mountain views in every location.  But if its just a golf course community in general you are looking for, you have options.

Here are a few more options in the south Denver suburbs:

Red Hawk Ridge - Castle Rock

The Ridge - Castle Pines/Castle Rock

Pradera - Parker

Canterberry - Parker

South Suburban - Centennial

Columbine Country Club - Littleton (generally will be priced a bit higher but there are a few now & then)

Not all of these homes are directly within the golf course community per say in every case, but in the community or very nearby if there is not distinct golf course community boundaries

Denver Suburbs Neighborhoods: Highlands Ranch Golf Club Community

The Highlands Ranch Golf Club is a beautiful community in the Denver suburbs of Highlands Ranch. Located very conveniently just off C470 and Lucent Blvd, the location provides easy commuting to just about anywhere in the Denver metro area.

There are beautiful homes in the Highlands Ranch Golf Course neighborhood that would be considered luxury real estate, but there is definitely a mix. The single family homes start at roughly $500,000 and up currently but there are also townhome options as well that start around $250,000.

Of course having the golf club wander through your neighborhood is very nice, but there is even more to offer than that. With nearby Redstone Park, you can play tennis, skate board, watch football games at Shea Stadium, softball, batting cages, hang out at the playground, rent a shelter for an outdoor party, fish and even head to the unleashed dog park at Rover's Run.

The very popular Highline Canal Trail also runs through the golf course neighborhood and is a great place for running, walks and bike rides. Just a few minutes on the trail and you will feel like you are in a different universe.

Highlands Ranch Golf Club Annual Community Garage Sale - June 5th, 2010

The Highlands Ranch Golf Course community is hosting it's Annual Community Garage Sale on June 5th, 2010 from 7am-4pm. This higher end community has 400 homes and 160 townhomes within the subdivision and the residents are very active in the community. Each year the residents participate in the Community Garage Sale and this year is looking to be the best ever.

Local residents, Thom and Sandy Corrigan of The Corrigan Group/Keller Williams Realty are sponsoring the event this year. They will be providing directional signs within the community as well as a "classified ad" listing items for sale at each of the homes to be distributed to the buyers as they enter the neighborhood.

Fannie Mae Reaches Out To Those Who Learned From Their Mistakes

During this housing crisis and recession I have been asked countless times "how long will it take before I can buy a house now if I have a short sale on my credit?" Before the lending crisis started the normal guidelines after a foreclosure, BK or short sale was 4 years for FHA loans and 5 for conventional. You had to show proof that you have re-established credit and that you have learned from your mistake.

I have said from the beginning that the banks were going to need to adjust there guidelines to reflect this crisis because you are ostracizing a huge amount of people from buying a home in the future. Many of the people affected were responsible people who lost their jobs and could not find work. Those people should not be punished if they previously had good credit and have worked themselves back to normalcy.

In today's Wall Street Journal it was announced that Fannie Mae is now realizing this same thing. The new rules starting in July will only apply to those who have avoided foreclosure by completing a Short Sale or a Deed in Lieu Foreclosure. They will have to a larger down payment but the point is that the people who have recovered in all other aspects of their life will have a chance at being a homeowner sooner rather than later. It is baby steps in the right direction but at least the goverment is realizing that not everyone who lost their home will repeat this in the future. By giving these people another chance most if not all of them will probably work harder and make sure that they buy something completely within their means and not stretch the dollar as far as they can.

As we all are very aware of how the banks and goverment have corrected all of the guidelines and made them stricter in about every possible way. The corrections have been made and now it is time to reevaluate the American people and adjust accordingly for the future. Many of the current guidelines will not be condusive going forward unless we want to only lend to the "cream of the crop" and in that case the housing market will take years to recover. It seems as though the change will come in the future but for those who have already gone through it...there is a ray of hope in being a homeowner again!

Highlands Ranch Golf Club is a neighborhood in Western Highlands Ranch with approximately 300 single family homes. Many of the homes are nestled alongside the golf course and offer beautiful mountain views.

The house sold in February was a bank owned home. Home sold in January was a short sale and a ranch style home - these typically sell for more per square foot.

As of March 5th, 2010 there are 13 homes for sale in Highlands Ranch Golf Club. The listing prices range from $439,500 to $875,000. The price per square foot ranges from $151 to $236 per square foot. Five new homes came on the market in February. None of the homes for sale in the Golf Club are bank owned homes. Six homes are under contract pending sale.
