Highlands Ranch Colorado Homes For Sale: Weatherstone Neighborhood

Weatherstone is a beautiful community in Highlands Ranch that I always enjoy working in.  Over the years I have had several Highlands Ranch clients that have purchased homes in Weatherstone and it remains one of my favorite neighborhoods in the area. 

Weatherstone is a outdoor pool community with a secondary HOA, and also boasts a beautiful park, school and trails.  In is an active neighborhood socially and you will find organized events for everyone throughout the year. 

Located between Southridge and Westridge, there are a wide range of homes in Weatherstone from the $400,000's up to over $1 million with some semi-custom homes.  Many of the homes on the north west side of the neighborhood have above average yards with beautiful landscaping and outdoor rooms with fire pits and covered patios.  

Weatherstone is part of the Douglas County School District and feeds into ThunderRidge High School with Stone Mountain Elementary (noted as one of the best elementary schools in Denver by 5280 Magazine, May 2010) & RanchView Middle School as its feeder schools.

Highlands Ranch Neighborhoods With a Pool

One thing that I love to do often where I live in the Denver suburbs of Highlands Ranch is regularly go for a walk.  Today is it the breathtaking Foothills Trail that runs along the south side of Highlands Ranch.

The Foothills Trail runs between the Weatherstone neighborhood and BackCountry neighborhood in Highlands Ranch and the Chatfield Estates neighborhood.

I did take there photos on the Foothills Trail a few days ago, before this wind we have currently been having had set in.  Hopefully it will be gone in the morning and you will be able to enjoy a crisp autumn walk, as you can see the scenery is breath taking and I have no doubt that it will be even more so as we begin to see the evidence on the peaks of this first large winter storm in the mountains.

There are many entry points to head to the Foothills Trail, including many other trails that lead into it.  But if you want to drive over, the best place to park would be the lot of Pronghorn Park in the Weatherstone Neighborhood and then you can across the street and you will see the entrance to the trail.

The Weatherstone neighborhood in Highlands Ranch remains in the slower paced market segment for the Denver metro area & Denver suburbs. Homes above $500,000 generally have more of a struggle to sell than lower price ranges. Home financing is a big factor for the sluggish real estate sales in the luxury home ranges. Fewer buyers are qualified to purchase at this price range, even with historic low interest rates.

Weatherstone is still a wonderful and desirable community within Highlands Ranch, attractive to most potential buyers for the area and price range. So, based on the figures above, what does the market say about Weatherstone?

If you are a homeowner looking to sell, be patient. Remember that condition of the home needs to be outstanding, but pricing is key! With 24 months of inventory, if you want to beat the months of inventory, and I’ll bet you do, then you must pay attention to your home pricing – it is critical. This can be seen when looking at the average price per square foot of the active listings versus the homes under contract and sold. It shows where the housing market really is.

If you’re a buyer in this price range, Weatherstone is an incredible option to look into. The community is gorgeous, with outstanding Highlands Ranch luxury homes and with current pricing and interest rates, this is may be the best time ever to take advantage of your home buying power.

Weatherstone subdivision in Highlands Ranch consists of just under 300 residential homes that were built in the late 1990's to early 2000's. Nestled in the South-Western portion of Highlands Ranch Weatherstone enjoys beautiful mountain views. Most houses in Weatherstone were built by Sanford/Beazer. Two story houses are the majority, many have walk-out basements and back to open space. The lot sizes in general are larger than many other areas of Highlands Ranch.

Weatherstone is a pool community. Residents can also enjoy a recreation area, playground and a new Elementary school Stone Mountain Elementary was recently constructed within the community. The community amenities are maintained by Weatherstone home owners association. Residents also pay fees and belong to Highlands Ranch Master Association. Living in Highlands Ranch (and belonging to the Highlands Ranch master association) allows residents to use any one of the four state-of-the-art recreation centers and exclusive trails.

Home prices in Weatherstone range from approx. $500,000 to one million, depending on size, location etc. Typically you can find about a dozen houses for sale in the community. Nine houses sold in 2008 averaging $224/square foot. A new Backcountry luxury homes gated community is being constructed to the East of Weatherstone.
