We are about 50% complete on our Northglenn, Co fix and Flip project. Initial schedule projected a 4 week project, we look to be on time. Holiday breaks are costing the schedule a bit, but overall progress and quality is good and we have encountered no major problems to date.

Drywall texture "Hopper" used to spray liquid drywall compound on walls for an even "orange peel" texture finish.

Interior 6 Panel doors in basement...Berndt likes to install them "like they grew there" a true finish carpenter...

Final in a series of Blog Post's on a Christmas Day BPO assignment turned into a Rocky Mountain scenic tour...
After leaving Nederland, I headed East down Boulder Canyon. Along the way I passed Barker Meadow's Lake Reservoir (Boulder's drinking water supply) and made a quick stop at Boulder Falls. Barker Meadows Lake was cold and windy so i stopped for a minute to grab a couple of pictures. After that, I headed down to Boulder Falls, where the "falls" are largely frozen, but you can hear/see the water moving behind the ice, very cool! A continuing series on a Christmas Day BPO turned into Mountain scenic drive...
After leaving Rollinsville, I continued north on Hwy 119 to the Town of Nederland, Colorado. Nederland is base camp for my two girls favorite Ski destination, Eldora Mountain Resort. http://www.eldora.com/. Our girls have taken ski/snowboard lessons here last year and will start again in Jan. 09. Great family oriented ski mountain, excellent classes and instructors. It's not a "world class" double black diamond resort, but it's 45 minutes from our house, which makes for great "drop the kids at school and hit the fresh powder" type mornings for my wife and I!
While at Nederland I had coffee in a converted Railroad car, took a look at the Nederland mining museaum http://www.nederlandmuseums.org/, and enjoyed a quick visit to Barr lake resevoir. Here are a few pix of the town:

After completing the required pix and info on the subject BPO, i headed west a mile or so and intercepted Hwy 119. A few miles heading north I encountered the town of Rollinsville, CO. We passed right through here on a Denver Ski train to Winter Park, Colorado last March. Great train ride, approx. 2 hours each way from Downtown Denver all the way to the base of Winter Park. Wikipedia sums this up Rollinsville best in the following paragraph:
Rollinsville is a small unincorporated town and a U.S. Post Office located in Gilpin County, Colorado, United States. It is located in the mountains southwest of the city of Boulder, on the flank of a hill above South Boulder Creek along State Highway 119 between Nederland and Black Hawk. It consists of a small cluster of residences and several businesses at the terminus of the road leading westward up to Rollins Pass at the summit of the Front Range. The Rollinsville Post Office has the ZIP Code 80474.

BPO Definition: BPO is an acronym for a "Broker Price Opinion." A lender, bank or loss mitigation company my have homeowners with delinquent mortgage payments. In the period before foreclosure, the lender will pay a real estate broker to complete a BPO on the property. Usually the lender has specific forms and criteria for how the valuation will be verified. Typically, we’ll find 3 active listings of comparable homes, and 3 sold listings within the last 12 months. Recent activity within 3-6 months are preferred.
While we do CMA's, or Comparative Market Analysis, for our real estate clients, BPO's are different. A BPO is more extensive, a type of “mini appraisal” or opinion of the properties market value. We also will conduct a “drive by” of the property to determine exterior condition, neighborhood appeal, and collect several photos. Typically a front view, side view, and neighborhood street views photos’ are required. Critical to the drive by is capturing the address of the property to confirm accuracy.
