Hi Donna, Why do I need a Real Estate Agent if I'm buying from the Builder?
Great question. Many buyers don't realize the benefits of having a Real Estate Agent represent them in a home purchase from a builder. After all, you can just drive up, look around and pick one out to buy! Here are THREE reasons to use a Real Estate Agent when buying from the Builder. Of course, I could come up with a long list of reasons, but truthfully would you want to read a long list?
1. It is the job of the Buyer's Agent (Real Estate Agent) to represent the buyer's best interests in a purchase. It is the job of the builder's representative to represent the builder's best interests in a purchase.
2. If the buyer has never purchased a new construction home, the Buyer's Agent can make recommendations regarding design center decisions and upgrades that may make a difference "down the road" when the buyer is ready to sell.
3. A buyer's agent has the knowledge and experience of working with various builders. They can advise their buyers regarding the reputation, quality of workmanship and financial stability of the builder.
Many buyers believe that they can get a better price for a home if they are NOT represented by a Real Estate Agent. After all, the builder would have to PAY the Real Estate Agent. The truth is that the commission paid to the Real Estate Agent is already factored in to the price of the home. If the buyer chooses not to hire a Real Estate Agent, the builder simply makes more money, they do NOT sell the home at a lower price.

Hi Donna, Will Staging My Home REALLY Make a Difference?
This is a GREAT question. When I first got my license I would have made the argument that it didn't matter. Shame on me! Of course the market was different then, but I didn't have enough experience to truly understand the difference it would make.
My first big clue happened several years ago. We had a vacant listing on the other side of town. Our sellers had long ago moved out and they had been renting the property. It was a nice little ranch style home in a great neighborhood. Unfortunately, there was nothing outstanding about this property, plus everything was painted white! Talk about dull! (Don't forget the house was vacant too.)
We'd had the home listed for several months with good activity, but no offers. Then I started thinking, what's wrong? What are we missing? We decided to add some color ~ some furniture including a table and 4 chairs set for a meal, towels and potholders in the kitchen, towels and soaps in the bathroom, and a few items to hang on the walls. Within 2 weeks we had an offer! AMAZING!
So my answer is YES, staging your home WILL make a DIFFERENCE! For further evidence read Shar Sitter's post about home staging (click on the link).
